The project consists of grading, utility installation, building construction, paving, and re- stabilization of all disturbed areas. SITE DATA: The 25.44 acre site (10.97 acre disturbed) is located on the south side of US -70. The site has flat to moderate slopes and drains generally to the south to the existing culvert under the railroad. The railroad culvert eventually drains to Lower Back Creek, which drains to the Haw River. The pre-developed site consists of grassed and forested areas. Properties adjacent to the site are existing industrial buildings to the east, residential lots to the north, and undeveloped, wooded area to the west. PROCEDURE: Stormwater runoff was determined for pre- and post-development conditions for the site by the Curve Number Method (TR-55.) Channel protection will be met per North Carolina Erosion and Sediment Control Planning and Design Manual. The NC DEQ Storm-EZ Form was used to determine required water quality treatment volume for the developed conditions runoff. A Contech Stormfilter Vault will be installed at the downstream side of the site and will provide storm water quality treatment for the proposed development. A series of 96” CMP pipes will utilized for stormwater volume using the rational method with inlet/outlet control hydraulics for pre-development flows. PROPOSED DEVELOPMENT & FINAL SITE CONDITIONS: The proposed development will consist of the construction of a 250,000 square foot new building, utilities, and graveled access. Stormwater management will include installation of a Contech Stormfilter vault to treat the stormwater runoff. The stormwater management facilities will be maintained according to a proposed long-term maintenance agreement which includes operation, maintenance & inspection procedures.
