The site is being developed as a commercial development. The site drains to a wetland that exists at the western corner of the proposed development. There is currently no impervious area within the existing parcel. The proposed development will increase the total impervious for the 10.00 ac parcel to 39%. Storm water will sheet drain across impervious areas into drop inlets within the parking and storage areas. Storm water will then be conveyed through an underground drainage system into a new on-site wet pond in the northwestern portion of the site. The pond will discharge into the existing wetlands. This wet pond has been designed in accordance with the latest NCDEQ Stormwater Design Manual. Some off-site areas currently drain through an existing ditch that crosses the northern portion of the site. This ditch is to remain unaffected by the new development.
