E. Jewett Ave Subdivision — Phase 1
Stormwater Narrative
The proposed development site is located approximately 600 LF East of the intersection
of NC Hwy 39 (Main Street) and E. Jewett Ave in Bunn, NC (PIN#2820-25-5666). The
development is in the Tar-Pam river basin. The total development will create 15
townhomes and 55 Single Family Residential Lots located on a 25.36 Acre parcel which
is currently undeveloped. Phase 1 of this development will include 15 townhomes on
2.64 Ac. of the site.
The proposed E. Jewett Ave Subdivision's - Phase 1 development will consist of the
construction of 15 townhomes totaling 22,096 SF of impervious area, 1,604 SF of
sidewalk, 9,933 SF of streets, and the associated infrastructure the site requires.
Currently, there is no impervious area on the site. Total proposed impervious area for
Phase 1 of E. Jewett Ave Subdivision is 0.77 Acres. This is 29% of the Phase 1 area.
One stormwater wetland will be installed for Phase 1 to capture and treat stormwater
runoff. SCM #1 will be between lot 15 and the E. Jewett Ave right-of-way. Calculations
have been performed to ensure that our site meets the stormwater MDC for the
stormwater wetland. Outflow from the wetland will be dissipated and then flow into the
NCDOT right-of-way. All required calculations and reports have been included.
The remaining runoff that does not flow to the SCM will travel toward the buffered
stream along the East side of the site. Since the remaining area will be below 24% built
upon area and will meet low density runoff requirements no SCM is provided for these
areas.
