GRANTOR; and
ROBMIR,INC., a North Carolina corporation; 100 S. Smithfield Rd., Knightdale,
NC 27545;
GRANTEE.
The designation Grantor and Grantee as used herein shall include said parties, their heirs,
successors, and assigns, and shall include singular, plural, masculine, feminine or neuter as
required by context.
WITNESSETH,that the Grantor, for a valuable consideration paid by the Grantee,the
receipt of which is hereby acknowledged, has and by these presents does grant, bargain, sell and
convey unto the Grantee in fee simple, all that certain lot or parcel of land situated in Dunn
Township, Franklin County,North Carolina, and a portion of property situated in the Town of
Bunn,North Carolina,more particularly described as follows:

The property hereinabove described was acquired by Grantor by instrument recorded in
Book 1677, Page 513 - 514, Franklin County Registry.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belong to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee
simple, has the right to convey the same in fee simple, that title is marketable and free and clear
of all encumbrances, and that Grantor will warrant and defend the title against the lawful claims
of all persons whomsoever except for the exceptions hereinafter stated. Title to the property
hereinabove described is subject to the following exceptions:
1. Franklin County ad valorem taxes for 2021 and subsequent years.
2. Town of Bunn ad valorem taxes (for portion of ID#00221 S in town limits) for 2021 and
subsequent years.
3. Right-of-way of Jewett Avenue & Baptist Church Road.
4. Easements, restrictions and rights-of--way of record.
5. All matters which would be revealed by a visual inspection of the property or an accurate
survey of the same.
6. Compliance with building, zoning and environmental regulations and codes.

EXHIBIT A
THAT certain tract or parcel of land situated in Dunn Township, Franklin
County, North Carolina, and described as follows: Farm Tracts No. 13,
14 and 15, as shown on plat of property formerly owned by the North
State Development Company, as surveyed and platted by Hagwood
Royal Asheley Company, which said plat is recorded in Book 192, Page
522, and also in Map Book 2, Page 73, office of the Register of Deeds of
Franklin County, reference to which maps is hereby made for a more
particular description hereof, said tracts No. 13, 14 and 15 containing
26.55 acres and being the same land conveyed to O. L. Tant by Deed
recorded in Book 192, Page 544, office of the Franklin County Register
of Deeds.
