THIS SPECIAL WARRANTY DEED, made this 6th day of November, 2023 by and

with a mailing address of 6806 Finian Dr., Wilmington,NC 28409 (herein called "Grantor"), and
ROSENBERG FAMILY FUND,LP, a California limited partnership,with a mailing address of
1187 Coast Village Rd., Suite 111, Santa Barbara, CA 93108 (herein called "Grantee").
(Whether one or more persons,firms or corporations,the designation Grantor and Grantees as used herein shall include
said parties,their heirs, successors, and assigns, and shall include singular, plural,masculine, feminine or neuter as
required by context).
WITNESSETH:
THAT the said Grantor,in consideration of the sum of TEN DOLLARS ($10.00)and other
good and valuable consideration paid,receipt of which is hereby acknowledged,has bargained and
sold, and by these presents does hereby grant, bargain, sell and convey unto the said Grantee, all
of that certain piece,parcel or tract of land located in County of Pender and State of North Carolina
and being more particularly described as follows:
All of that that property described in Exhibit A, attached hereto and incorporated by
referenced as if fully set forth herein.
TO HAVE AND TO HOLD the above described property, together with all and singular,
the rights,privileges, easements,tenements and appurtenances thereunto belonging,or in anywise
appertaining unto the said Grantee, in fee simple FOREVER.
AND THE GRANTOR COVENANTS with the Grantee, that Grantor has done nothing
to impair such title as Grantor received, and Grantor will warrant and defend the title against the
lawful claims of all persons claiming by,under or through Grantor.
