WITNESSETH: For and in consideration of $1.00 cash in hand paid by Grantee to Grantor, and other good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, Grantor has and by these presents does grant, bargain, sell and convey unto Grantee in fee simple, all those certain tracts or parcels of land situated in Alamance County, North Carolina, more particularly described on Exhibit A, attached hereto and made a part hereof. TO HAVE AND TO HOLD the aforesaid tracts or parcels of land and all privileges and appurtenances thereto belonging to the Grantee in fee simple. Grantor covenants with Grantee that Grantor is seized of said land in fee simple, that Grantor has the right to convey the same in fee simple, that title thereto is marketable and free and clear of all encumbrances and that Grantor will warrant and defend said title against the lawful claims of all persons whomsoever, except for those matters hereinafter stated. Title to the property hereinabove described is subject to the following exceptions: 1. 1993 ad valorem taxes affecting the above-described property. 2. Easements, Rights-of-Way, Restrictions and Encumbrances of record affecting the above-described property. 3. Unmatured Deeds of Trust, if any, affecting the above- described property.
