WITNISSE: PH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby acknowledged, has and
by these presents does grant, bargain, sell and convey onto the Grantee in fee simple, all that certain lot or parcel of land situated in the
Town of Spring Hope. Mannings Township, Nash County, North Carolina and more particularly described as follows:
FI RST TRACT: That parcel of land on which is situated the Gin House, being Lot No. 4, containing 1.65
acres. Beginning at a stake at the hard surface road and running S. 3 3A* East 241 feet; thence along the
Atlantic Coast Line Railroad right -of --way West 218.5 feet to Lot No. 5; thence North 305.5 feet; thence East
along the hard surface road 315.5 feet to the beginning.
SECOND TRACT: Being Tract No. 5, beginning at a point at the hard surface road and running S. 23
112' East 305.5 feet to a point on Atlantic Coast Line Railroad right-of-way; thence westwardly with the
Atlantic Coast Line Railroad 260 feet to a point in the Spring Hope and Louisburg Road; thence northward
with the road 178 feet to a point in the middle of the road; thence Northeast 181.5 feet, N. 5 1/2' East to the
hard surface road to the shoulder of the road; thence with the hard surface road East 1.70 feet to the
beginning, containing 1.7 acres.

The above-demribed property is the identical property conveyed from Hazel May K Hurdle and husband
William Hayes Hurdle et al to Roscoe L. Joyner by deed dated October 7, 1994, recorded in Book 1469, page
664, Nash Registry.
LESS AND EXCEPT: There is excepted from the above -described tracts of land a parcel of property
containing 1.43 acres located on the south side of U.S. 64 Business (E. Nash Street), Spring Hope, N.C., as
shown on Map of Property of the Nash County ABC Board, dated July 11, 2000, by Chamblee & Strickland,
R,L.S., recorded in Plat Book 28, page 128, Nash Registry and conveyed from Roscoe L. Joyner, widower, to
Nash County Alcoholic Beverage Control Board by deed dated July 28, 2000, recorded in Book 1735, page
674. Nash Registry.
The property hereinabove described was acquired by Grantor by instrument recorded in Book 1469, Page 664.
A map showing the above described property is recorded in Map Book page _.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the Grantee in
fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to convey the same in
fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and defend the title against the
lawful claims of all persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
