Cavalry Ridge—Phase 2 Stormwater Management Permit Application March 20, 2023 Stormwater Narrative: This project is located on Army Road, in unincorporated Union County, NC, approximately 1,990 linear feet north of the intersection of Hwy 218 and Army Road (SR 1662)toward Sugar & Wine Road. Phase 1 of this development has been permitted separately and includes 9 residential lots. Phase 2 development activities include grading of vegetated roadside ditches and a subdivision of 28 residential lots. The driveways and driveway pipes shown and calculated on the construction documents are approximate and will be installed once the lots are sold and the home builder determines final pad locations and elevations. The home builder will be responsible for individual lot grading, erosion control measures, and installation of septic systems. Phase 2 is designed as a low-density development and will remain less than 24% impervious coverage. The vegetated roadside ditches are designed for the 10-year storm event, with 3.0H:1V side slopes and appropriate erosion control matting to ensure slope and channel stability. Calculations are provided on the construction documents. All areas on-site will drain by overland flow and a minimal closed pipe network system to Crisco Branch, which runs along the western property line. The soils on-site consist of hydrologic soil groups C (Badin channery silt loam (BaB & BaC), Badin channery silty clay loam (BdB2)) and D (Cid channery silt loam (CmB) and Goldston- Badin complex (GsB)). Crisco Branch runs along the western property line, and several wetland areas were identified on-site. A 35' buffer is provided from the stream centerline, and a 15' buffer is provided along all jurisdictional wetland areas.
