There is conveyed together herewith a right of ingress and egress over that 30 foot wide easement shown on the afore referenced map as "ELVIN MATTHEWS LN (Pvt)" and this conveyance is subject to said 30 foot easement to the extent said 30 foot easement is located within its boundaries. The right to use said 30 foot wide easement is specifically reserved by Grantors as a right of ingress, egress and utility easement to "TACT TWO" as shown on that certain map and survey by Bennett Surveys entitled "Survey For Anderson Family Trust", dated December 20, 2012, and recorded as Map No. 2013-3, Harnett County Registry. The property hereinabove described was acquired by Grantors by instrument recorded in Book 2909, Pages 781-786. A map showing the above described property is recorded as Map #2013-3. TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the Grantees in fee simple. And the Grantors covenant with the Grantees, that Grantors are seized of the premises in fee simple, have the right to convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantors will warrant and defend the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter stated. Title to the property hereinabove described is subject to the following exceptions: Subject to any easements of record.
