No commercial business shall be operated or permitted on the land conveyed herein. 2 Property restricted to single-family homes containing at least 700 square feet heated space. No older homes may be moved on property to be remodeled unless approved by developers. 3. No. one will be allowed to set up a camper, travel trailor, tent or any type similar unit on any lot herein conveyed. 4. No lot owner will be allowed to build a house with exterior walls constructed with cinder blocks or asbestos siding. However, cinder blocks may be used for foundations and under- pinning. 5. Lot owners constructing a dwelling in Section I shall have one (1) year to comlete the construction. 6. No lot owner can ever set up and use a mobile home, neither a single or double wide unit, for a residence or any other purpose on any lot in Section I of this subdivision. This restriction will include mobile homes and modular homes. 7. No offensive or noxious activity will be permitted or nor shall anything be done thereon which may be or become an unreasonable annoyance to other lot owners in subdivision. 8. The lots in said subdivision shall not be subdivided. 9. No livestock or fowl (except ducks) will be permitted to be kept or maintained on any lot herein conveyed. A lot owner may keep and maintain a maximun of ten (10) ducks, said ducks:shall be kept and maintained in a fashion whereas they will not be a nuisance to other lot owners in said Section I of this subdivision. 10. Lot owners may keep and maintain dogs and cats on any lot in this subdivision, said animals can not be raised commercially. Dogs or cats shall be kept to a maximum of five (5) dogs and/or five (5) cats. Loud barking and/or vicious dogs will not be allowed to be kept or maintained upon any lot in this subdivision. All animals kept on any lot in this subdivision must be kept in a clean manner. 11. The original devleopers of this subdivision will construct and maintain as agreed the streets and cement boat ramp at their own expense. However, their obligation towards maintenance will expire after two (2) years from April 1, 1988. After this two (2) year period, lot owners in said subdivision (including the original developers regarding any unsold lots) will share equally in the maintenance of the streets and boat ramp in said subdivision. 12. All lot owners and their guests are expected to use the streets and boat ramp in this subdivision safely. The original developers of said subdivision will not have any liability towards accidents occuring on any street, baot ramp or in the boat ramp area. 13. No bus bodies, stripped, abandoned, or junk vehicles, boats, appliances, or parts thereof, or any other wreckage, junk or debris shall be allowed on any lot or permitted to be parked on any street in said subdivision. 14. Said restrictions may be enforced be the developer, or any group of property owners within said subdivision. These restrictions may be amended at any time as long as seventy-five (75%) per cent of current owners are in favoe of the amendment. This process shall be done in accordnace with current N. C.
