THE CONTRACTOR SHALL PROVIDE WRITTEN NOTIFICATION TO ALL OWNERS AND RESIDENTS OF PROPERTY ADJACENT
TO A DEVELOPMENT OR OFFSITE IMPROVEMENTS THIRTY (30) DAYS PRIOR TO THE COMMENCEMENT OF WORK,
UNLESS OTHERWISE DIRECTED BY THE CITY. CONSTRUCTION WITHIN EASEMENTS OR ON PUBLIC RIGHT-OF-WAY

THE TOPOGRAPHY FOR THIS SITE GENERALLY FALLS FROM THE SOUTH TO NORTH. BASED UPON USDA WEB SOIL
SURVEY INFORMATION, THE EXISTING SOILS ARE CLASSIFIED AS CECIL GRAVELLY SANDY LOAM. THE PROPOSED
IMPROVEMENTS WILL INCREASE THE IMPERVIOUS COVERAGE WITHIN THE LIMITS OF DISTURBANCE BY APPROXIMATELY
561 THE SITE IS CURRENTLY DIVIDED INTO 2 SEPARATE DRAINAGE AREAS WHICH HAVE BEEN IDENTIFIED AS DA-A
AND DA-B ON THIS PLAN.
LLJ RUNOFF FROM DA-A GENERALLY FLOWS TOWARD THE SOUTHEAST PORTION OF THE SITE WHERE IT IS COLLECTED
o BY AN EXISTING 12" RCP OPEN ENDED PIPE. THIS PIPE THEN CONVEYS RUNOFF THROUGH THE EXISTING CAR WASH
SITE TO THE SOUTH AND EVENTUALLY OFF -SITE. RUNOFF FROM DA-B SHEET FLOWS TO THE NORTH ONTO THE
Li I EXISTING CVS PROPERTY. THE STOMWATER IS THEN COLLECTED BY THE EXISTING INFRASTRUCTURE AND CONVEYED

THE INCREASED RUN-OFF GENERATED BY THE INCREASE IN IMPERVIOUS AREA REQUIRES ON -SITE STORMWATER
MANAGEMENT PRACTICES TO ENSURE THAT THE POST DEVELOPMENT FLOW RATES WILL NOT EXCEED THE
PREDEVELOPMENT FLOW RATES FOR EACH DRAINAGE AREA. RUNOFF FROM DA-A WILL BE COLLECTED ON -SITE AND
CONVEYED INTO AN UNDERGROUND STORMWATER CHAMBER SYSTEM. AN OUTLET CONTROL STRUCTURE HAS BEEN
DESIGNED TO RELEASE FLOWS FROM THE CHAMBERS AT RATES LESS THAN THE PREDEVELOPED CONDITIONS.
RUNOFF FROM DA-B WILL CONTINUE TO SHEET FLOW OFF -SITE, BUT THE TOTAL SIZE OF THE DRAINAGE AREA HAS
BEEN REDUCED TO ENSURE THAT THE POST DEVELOPMENT FLOWS WILL NOT EXCEED THE EXISTING CONDITIONS.
