GENERAL NOTES:
1. ALL CONSTRUCTION SHALL CONFORM TO THE TOWN OF HOLLY SPRINGS
ENGINEERING DESIGN AND CONSTRUCTION STANDARDS.
2. CONSTRUCTION DRAWING APPROVAL IS REQUIRED PRIOR TO BEGINNING
CONSTRUCTION. DEVELOPMENT FEES (ACREAGE, FEE -IN -LIEU OF ASSESSMENT
AND INSPECTION FEES AND OTHERS AS REQUIRED MAY BE APPLICABLE) ARE
DUE BEFORE CONSTRUCTION DRAWING APPROVAL.
3. THE PLAN IS SUBJECT TO REVISIONS DURING CONSTRUCTION DRAWING
APPROVAL PROCESS.
4. IF THERE IS A GEODETIC MONUMENT LOCATED ON THIS SITE, IT MUST BE
PROTECTED OR IF RELOCATION IS NEEDED IT WILL BE THE RESPONSIBILITY OF
THE DEVELOPER TO RELOCATE IT WITH SURVEY ACCURACY.
5. PROJECT IS LOCATED IN THE CAPE FEAR RIVER BASIN.
6. ALL RETAINING WALLS WILL REQUIRE A BUILDING PERMIT FROM THE CODE

1. THE PERMITTED USES OF TEH PROPERTY SHALL BE LIMITED TO THE FOLLOWING:

2. NO SPECIAL EXCEPTION USES ARE ALLOWED
3. THE DEVELOPER AGREES TO PROVIDE LANDSCAPE SCREENING AND THE LANDSCAPE DESIGN
SHALL PROVIDE FOR SCREENING ON NORTHERN PROPERTY LINE, ADJACENT TO NEIGHBORS, AS
WELL AS ALONG THE STREET FRONTAGE. FENCING WITH SCREENING WILL BE PLACED BEHIND
LANDSCAPE SCREENS TO FURTHER REDUCE VISIBILITY FROM NEIGHBORS AND STREET,
ACCORDING TO THE TOWN OF HOLLY SPRINGS LIDO.
4. ALL PARKING SHALL BE TO THE REAR OR SIDE OF BUILDINGS, IN A MANNER TO REDUCE VISIBILITY
FROM THE STREET OR NEIGHBORING PROPERTIES.
5. STORMWATER, PARKING, DRIVEWAYS, AND LANDSCAPING SHALL ALL COMPLY WITH THE TOWN OF
HOLLY SPRINGS LIDO.
6. THE DEVELOPER AGREES TO MAINTAIN A 20% TREE PRESERVATION THRESHOLD TO CONFORM
WITH TOWN OF HOLLY SPRINGS GOALS FOR TREE PRESERVATION.
7. ANY APPROVED WAIVER OF UTILITY CONNECTION SHALL ONLY APPLY TO THE EXISTING BUILDINGS
OR THOSE THAT CAN BE SERVED BY THE EXISTING SEPTIC SYSTEM ON THE PROPERTY AS
APPROVED BY WAKE COUNTY AND THE DEVELOPER ACKNOWLEDGES THAT THE DEVELOPMENT OF
NEW BUILDINGS OR ADDITIONS TO EXISTING BUILDINGS MAY REQUIRE EXTENSION AND
CONNECTION TO TOWN UTILITIES.
8. THE DEVELOPER WILL CONNECT TO PUBLIC UTILITIES WHEN THEY BECOME AVAILABLE TO THE
PROPERTY ALONG THE ROAD FRONTAGE AND PAY THE REQUIRED TAP FEES TO THE TOWN OF
HOLLY SPRINGS.
9. THE DEVELOPER WILL MONITOR TRAFFIC IMPACTS TO ENSURE THAT MORE INTENSE
DEVELOPMENT DOES NOT OCCUR THAT WOULD IMPACT EXISTING ADJACENT RESIDENTIAL USES.
10. THE TOWN REQUIRES CERTAIN FEES TO BE PAID UPON DEVELOPMENT OF LAND AND FOR THE
GRANTING OF A BUILDING PERMIT. SAID FEES ARE LISTED IN THE TOWN'S ANNUAL BUDGET, AND
WITH THIS REZONING CS TREE SERVICES, INC. OR FUTURE DEVELOPER AGREES THEY

10.2. DO NOT DISPUTE THE REASONABLENESS OF THESE FEES AS SET FORTH IN THE TOWN'S
