HomeMy WebLinkAboutSW3221203_Stormwater Narrative_20221216NARRATIVE McCanless Village is a single-family subdivision located in East Spencer, North Carolina. This project includes the construction of erosion control measures, utilities, asphalt, curb and gutter, and low -density stormwater management. Stormwater management design follow High -Density standards for water treatment and controlling peak attenuation based on the NC BMP Manual. The Pre -Drainage areas consist of Pre-1, Pre-2.1, and Pre-2.2. This is due to the existing outfalls located on the project site. Pre-1 flows are analyzed against Bypass-1. Pre-2.2 flows area analyzed against Bypass-2.2. Pre-2.1 flows area analyzed against Post-2.1. Post-2.1 flow is comprised of flows from the BMP and Bypass flow that have the same limits as Pre-2.1. Offsite flow that enters BMP that cannot be bypassed has been designed with an assumed 70% future impervious area. This is based on the current zoning of 85-ED-1 in the Town of East Spencer Zoning Ordinance. Gateway Design Group, PLLC
