Salisbury Street, 6th Floor Raleigh, NC 27604 Griffon Pointe Subdivision Phase I Construction Sequence as it pertains to the State Stormwater Fast Track "Authorization to Construct" Permit Phase I of the Griffon Pointe Subdivision consists of twenty residential lots. The neighborhood is accessed through a single main entrance off Old US 421 and includes a cul-de-sac stub street and a secondary road that ends in a parking area for residents and future HOA development. 0.57 acres (25,000 sq. ft.) of additional impervious surface area has been attributed to Phase I for the development of required recreational area with the development of Phase II as required by the Harnett County Planning Department and the UDO. This requirement can be satisfied with the installment of pavilions, a clubhouse or other structure listed within the UDO. It is noted that the 25,000 sq. ft. of additional impervious accounted for in Phase I exceeds any requirement set forth in the UDO to satisfy the recreational requirement. Any additional future hardscape proposed by the HOA in Phase I will be deducted from the 25,000 sq. ft. allotment. No lots in Phase I can be added. Lots may be combined if permitted under the Harnett County UDO. 7,500 sq. ft. of impervious surface has been granted to each lot equally. Based on experience and observation of similar neighborhoods of similar lot size, this allotment should more than suffice combined with the required septic field and riparian areas for each lot. The HOA will be required to record and track the impervious areas within the neighborhood. Phase II will contain approximately 70-75 lots of comparable size and impervious surface allotment. The combined tracks will not exceed the 24% impervious threshold. No other impact to Phase I will result from the development of Phase II beyond what has been previously described.
