This WARRANTY DEED is made the /12/. day of January,
1996 by and between TOMMY Le MCPHAIL and his wife, BONNIE
H. MCFHAIL of Route 3, Box 223, Lillington, North Carolina
27546 (hereinafter referred to in the neuter singular as "the
Grantor") and RUSSELL M. HAKES and his wife, SARAH E. HAYES
'of Route 1, Box Spring Lake, Korth Carolina 28390
(hereinafter referred to in the neuter singular as "the
Grantee"):

of which is hereby acknowledged, has given, granted, bar --
gained, sold and conv+eysd, and by these presents does hereby
give, grant, bargain, sell and convey unto said Grantee, its
heirs, 5'[1cCeSSDr'Sr administrators and assigns, all of that
certain piece, parcel or tract of land situates lying and
being in Anderson Creek Township of said County and Stater
and more particularly described as follows.:
Being all of that certain 16.99 acres tract
according to that certain survey for Rassell Hayes
prepared by Bennett Surveys, Inc., dated November 14,
1995, and filed for recordation in Flat Cabinet #F,
Slide 512-D, Harnett County Registry,.
Also conveyed is the remainder interest in that
certain 10 0 r by 200f tract shorn on above recorded Plat
subject to a life estates reserved unto A. P. Hades by
deed recorded in Book 684,.. Page 606, Harnett County
