THE PROJECT IS LOCATED IN THE HOLLY SPRINGS INDUSTRIAL PARK IN HOLLY SPRINGS, NORTH CAROLINA. THE CURRENT PARCEL IS 3.65 ACRES. THE MAJORITY OF THE PROPERTY IS WOODED. THERE IS NO 100 YEAR FLOODPLAIN. THERE IS JURISDICTIONAL INTERMITTENT STREAM AND JURISDICTIONAL WETLAND AS PER A RECENT WETLAND DELINEATION AND STREAM EVALUATION. SINCE THE PROPERTY LIES IN CAPE FEAR RIVER BASIN, A 30' RIPARIAN BUFFERS IS APPLICABLE ON EITHER SIDE OF THE EXISTING POTENTIAL JURISDICTIONAL STREAM. THERE WILL BE NO PROPOSED IMPACT TO THE RIPARIAN BUFFER AS WELL AS WETLAND BUFFER. THERE IS ONE STORM DRAINAGE EASEMENT AND ONE SANITARY SEWER EASEMENT ON THE SITE.
