Attached is the wetlands report by Hall Owen and Associates. Site Existing Conditions: The site has a single-family home, some old barns and the rest is wooded. Soils: As per the attached soils map, more than 85% of the soils are LaB (Lakeland Sand). Stormwater Management: This is a Phase 2 project. Since this is a low -density project, the stormwater will be treated with dispersed flow and vegetated swales along the roads. Two dry ponds have been designed for volume control to reduce flow to downstream storm drainage. The proposed roads will have 20' asphalt and ditches with a 4:1 side slope. There will be 5 cross pipes under the roads. This project proposed grading the road only. The wetlands on site that are not going to be impacted by this project. Each lot will be served with a private onsite sewer system. Attached is the soils report prepared by the soil scientist. Pipes under lot driveways will be installed only if needed when the lots are developed. All swales will have Bermuda Grass or equal and the velocities are less than 4 fps.
