result in future compliance problems.
If any parts, requirements, or limitations contained in this permit are unacceptable, you have the right to request an
adjudicatory hearing upon written request within thirty (30) days following receipt of this permit. This request must be in
the form of a written petition, conforming to Chapter 1.50B of the North Carolina General- Statutes, and filed with the
Office of Administrative Hearings, P.O. Drawer 27447, Raleigh, NC 27611-7447. Unless such demands are made this

STORMWATER MANAGEMENT PERMIT APPLICATION FORM
LOW DENSITY SUPPLEMENT
This form may be photocopied for use as an original
A low density project is one that meets the appropriate criteria for built upon area and transports stormwater
runoff primarily through vegetated conveyances. Low destiny projects should not have a discrete stormwater
collection system as defined by 15A NCAC 2H .1002(18). Low density requirements and density factors can be
found in 15A NCAC 2H .1005 through .1007.

for each lot.
H. BUILT UPON AREA
See the Stormwater Management Permit Application Attachment A for specific language that must be recorded
in the deed restrictions for all low density projects.
For uniform lot sizes, complete the following calculation in the space provided below where:
• SA Site Area - the total project area above Mean High Water. Wetlands may be excluded when the
development results in high density pockets.
• DF Density Factor - the appropriate percent built upon area divided by 100.
• RA Road Area - the total impervious surface occupied by roadways..
• OA Other Area - the total area of impervious surfaces such as clubhouses, tennis courts, sidewalks, etc.
• No. Lots is the total number of lots in the subdivision.
• BUA/Lot is the computed allowable built upon area for each lot including driveways and impervious
surfaces located between the front lot line and the edge of pavement.
Calculation:
(SA x DF) - RA - OA = BUA

Magnolia Greens Section N Master Plan Revision
Dear Linda:
Please find enclosed for your approval, additional information for the referenced project
application as requested in your letter dated January 7, 1999. This submittal includes the
following:
• Original signed application form
• Revised detail sheet dated 1/19, 1999
The responses to your comments are as follows:
The application enclosed has an original signature
2. As a modification to the original permit, we have revised the application to include data
for ponds 1 and 3 as previously permitted in addition to pond 5. Please note that some
changes were included to benefit the application data.
a) Based on your request, we have totaled the pond 5 impervious areas as all "new
Impervious" for this application in lieu of dividing the values up between
previously permitted pond 5 and "new added" area to pond 5.
b) The project information for pond 1 data is as summarized in the permit summary.
c) The Project Information data for pond 3 had the correct total for impervious
areas though the values listed did not sum up to the total value. The revised
application lists the proper proportions to total up to the 189,993 sf sum.

Dear Mr. Hetzler:
The Wilmington Regional Office received a Stormwater Management Permit Application for
Magnolia Greens Master Plan Revision for Section N on October 31, 1998. A preliminary review of that
information has determined that the application is not complete. The following information is needed to
continue the stormwater review:
Please submit the original signed application and supplement form. Copies are not acceptable.
2. As a modification to the original application, all original stormwater treatment devices and
corresponding drainage areas as shown on the previous application must be listed on the new
application. Please add the unchanged data for Ponds 1 and 3, the new data for Pond 5, and
the new overall project data to the application.
3. I have run the spreadsheet for the proposed modification, to raise the temporary pool elevation
to 19.4, and have no problem with the revised design.
4. Please check the revised plans to make sure that all previously approved and required details,
notes, etc., are on the plans.
