This plan must be approved by the Town of Edenton prior to construction of any street, water and/or sanitary sewer, storm drainage or other site improvements on this plan. 2. All improvements shall conform to the Town of Edenton's Land Development Code and the Manual of Specifications and Details. 3. No land disturbance shall take place until DENR approves an Erosion and Sedimentation Control Plan. 4. Disturbed area is in excess of 1 acre and formal Sedimentation & Erosion Control plan approval was required as a condition of construction plan approval. A copy of the approved erosion control plan must be kept on site at all times. The approved requirements; Sedimentation &Erosion Control Plan should be regarded as minimum additional measures shall be put in place as needed to insure that no sediment is released from the site. 5. A water permit is not required. 6. Payment of water and sewer services fees may be due prior to setting of taps or meters, contact Town of Edenton to determine applicable fee(s). 7. The contractor shall make arrangements with the local utility authority for connection to the existing mains. Do NOT operate any existing valves without the permission of the Town of Edenton. 8. Omitted. 9. No 404 wetland permits are required for the construction of this project. 10. Record drawings for all utilities shall be prepared in accordance with Town standards and provided prior to final plat approval. 11. Copies of all permits and approved plans must be kept on site in a permit box that is conspicuously located and easily accessible during construction. This includes approved construction plans, approved erosion control plans, encroachment agreements, driveway permits, water/sewer permits, etc. 12. The contractor shall be responsible for all work zone traffic control in or adjacent to the NCDOT right-of-way. All signs, pavement markings and other traffic control devices shall conform to the Manual on Uniform Traffic Control Devices (MUTCD), 2003 edition, as amended. 13. Electrical service to be underground. 14, The building setback lines shown on this plat are for the Engineer's use in establishing minimum lot frontages at the setback line and for reserving sufficient building area. Building contractors are to verify lot line setbacks before setting forms or digging footings. 15. Fire Protection water supply system including fire hydrants, shall be installed and in service prior to recording the subdivision, or if no subdivision is involved, the placing of combustible building materials for structures or combustible pre -tested fabricated building assemblies on the project site or utilizing them in the construction of building structures. If phased coordination is planned, coordinate installation of the fire protection water system is permitted. 16. Fire department vehicular access to all structures under construction shall be provided at all times. In areas where ground surfaces are soft or likely to become soft, hard all weather surface roads shall be provided and maintained. 17. Address Numbers, both Commercial and Residential, must be posted on the front of the structure nearest to the main entrance in a position to be plainly legible, visible, and unobstructed from the street or road fronting the property. 18. Any change or deviation from this plat, prior to or during construction, will cause addressing and/or street names to be re-evaluated with possible subsequent change. 19. For installation of gas services, contact Eastern N.C. Natural Gas. 20. Any relocation of existing utilities will be at the cost of the developer/owner. The Town will not accept responsibility for damages to curb and gutter or street improvements if installed prior to underground services, nor will the Town absorb the cost for borings to install underground services, pavement patching or damages to landscaping. These will be the responsibility of the developer/owner. 21. All signage shall meet requirements of Town Ordinance. 22. Contractor is not to interfere with or close public traffic ways without permission of governing authorities. Contractor is not to interfere with adjacent private facilities. 23. Contractor to locate and identify underground utilities passing through work area prior to commencement of excavation. If utilities are encountered in areas other than identified, contractor should immediately notify utility companies and the Engineer to amend the project record to show actual locations. 24. Contractor is to protect existing utilities indicated to remain and is not to interrupt existing utilities without prior written approval from owner. 25. Owner/developer to secure and pay for the services of a geotechnical engineer and follow all recommendations of the Geotechnical Report. 26. All rock excavation, over excavation, dewatering and removal or replacement of any other unsuitable condition shall be included to bring the site to a suitable condition for construction. 27. Provide light broom finish on all sidewalks and slabs, perpendicular to foot traffic unless otherwise indicated. 28. Provide medium broom finish on all sidewalk ramps, perpendicular to traffic unless otherwise indicated. 29. All concrete and parking areas at acceptance by owner will be "new" condition, or will be replaced at the expense of the contractor. 30. Base course and surface course material must have a density of 94% and 96% respectively (ASTM D1559). 31. Curbs shall be straight and true in cross section. Form and screen accurately with template. 32. Space expansion joints 30'-0" OC maximum. 33. Space construction joints 10*-0" OC maximum. 34. Expansion joint filler to be non -extruding bituminous type. Install expansion joint filler to full depth of concrete. Recess edge of filler to depth indicated to receive joint sealant. 35. A light broom finish shall be used on all horizontal curb surfaces and all vertical surfaces shall be formed. 36. General contractor to determine exact location, height, and type of site lighting with the owner. Locations shown on this plan are representative only. Site contractor to coordinate electrical conduits to each light with general contractor if needed. 37. All cleanouts in driving surfaces are to be ductile iron with brass caps. 38. All pavement striping to be thermoplastic. 39. All Heavy Duty Rigid pavement in Drive-Thru lane must be reinforced internally with 6" X 6" wire mesh.
