Box 2511 Winston-Salem, NC 27102 CityLink 311 (336.727.8000) Fax 336.748.3163 www.cnyofws a g/planning Dear Mr. Young: August 13, 2021 Jordan Young Green Mountain Engineering, PLLC 7A Wendy Court Greensboro, NC 27409 RE: 92021080—Barrow Farms At its meeting on August 12, 2021, the City -County Planning Board granted preliminary approval of your site plan. 1) Incorporate in your site plan the following changes made by the Planning Board as part of its preliminary approval: • PRIOR TO ISSUANCE OF GRADING PERMITS: a. Developer shall obtain (a) driveway permit(s) from NCDOT; additional improvements may be required prior to issuance of the driveway permit(s). • PRIOR TO ISSUANCE OF BUILDING PERMITS: a. Developer shall record a final plat in the office of the Register of Deeds 2) Roads: a) Submit detailed road plans and profiles to the North Carolina Department of Transportation for approval. Contact (336)-703-6600 for information. b) Construct roads in accordance with specifications of North Carolina Department of Transportation. c) Install street name signs in accordance with Winston-Salem/Forsyth County Subdivision regulations, Section 5. Staff suggests that street name and stop signs be ordered two weeks prior to final plat being submitted for ten (10) working days review. d) Obtain a letter from the District Engineer of the North Carolina Department of Transportation stating that he has inspected and approved this construction and that it conforms with the approved preliminary plans. This letter is to be submitted to the City - County Planning Board. Preliminary Subdivision 92021080 Approval Memo 3) Utilities: a) If public water or sewer is supplied, install in conformance with standards of the City - County Utilities Commission and install fire hydrants in accordance with the Forsyth County Fire Department. Obtain a letter from the Department of Public Works stating that this construction has been inspected and approved. This letter is to be submitted to the City - County Planning Board. b) If public water or sewer is not supplied, obtain a letter, to be submitted to the City -County Planning Board, from the Forsyth County Health Department stating that each lot as shown on the plat is adequate for a well and septic tank. c) Electricity, Telephone, Cable Television and Natural Gas. All distribution lines and lines providing direct service to individual properties for electricity, telephone and cable television shall be installed underground, unless required by the utility provider to be placed aboveground. 4) Prepare a recordation map showing all information required in The UDO ClearCode Subdivision Regulations. 5) File with the Planning Board a statement signed by each owner of the property and his spouse, if any, acknowledging that: a) The subdivision plan, or a reasonable revision thereof, is made with his or their free consent and in accordance with their desires; b) The dedication of streets or roads shown on the plat is freely offered; and, c) The property shown on the plat is not encumbered by a recorded deed of trust or a mortgage or by a judgment rendered by any court (form attached). This form(s) may be obtained from the City -County Planning Board and is recorded at the same time as the final subdivision plat.
