The measuring device used to determine the sediment elevation shall be such that it will give an accurate depth reading and not readily penetrate into accumulated sediments. When the permanent pool depth reads fed in the main pond, the sediment shall be removed. When the permanent pool depth roads feet in the forebay, the sedimem shall be removed. PAGE 31-35 NARRATIVE PROJECT DESCRIPTION The purpose of this project is to construct a 12,500 Square Feet Retail Building with 63 Asphalt parking spaces, including a concrete loading dock, concrete dumpsite pad, concrete sidewalks in front of proposed building & proposed underground drainage to drain site into community retention pond. The Name of the Development which community retention pond lies in is called Wellons centre for C. G. W., Inc. Prepared by Robert M. Chiles, Dated July 8, 1996. Revised 8-14-1996 which will have supporting calculations for Parcel 6, McCarthy South, Phase Two, The Proposed Commercial Properties Inc. Site. The site consists of 56,988 Square Feet and with proposed parking and dock, walks, the total impervious area equals 40,725 Square Feel which constitutes a high density development. SITE DESCRIPTION This site is clear for the exception of the North Eastern corner of the lot being wooded with some large trees to remain as indicated on the plat. The Soil in Mostly Sandy -Loam with the exception of some Clay areas. ADJACENT PROPERTIES Land use in the vicinity is Commercial use. Land to south is the Lowes Store, land to the west is McCarthy Boulevard land to the north is Wellons Boulevard. Land to the cast is Carolina Power & Light 70' Right of Way Over Head Transmission Lines, the location of the Community Retention Pond. PLANNED EROSION AND SEDIMENTATION CONTROL PRACTICES 1. Temporary gravel construction entrance/exit A temporary gravel construction entrance will be installed at the proposed Drive way entrance on Wellons Boulevard. During wet weather it may be necessary to wash vehicle tires at this location. 02. Land grading will be required on approximately 1.1 acres. Due to the nature of this project and type soil involved there is expected to be some sedimentation and possible erosion in the event of very heavy prolonged rain. Enclosed a plan sheet showing existing features and proposed erosion and sedimentation control devices CONSTRUCTION SCHEDULE O1. Obtain plan approval and other applicable permits. 02. Stake and flag area to be cleared or graded. 03. Hold preconstruction conference at least one week prior to starting construction. 04. Clear limits haul off excess debris and dispose of properly. 05. Install temporary sediment basins. Stabilize and vegetate disturbed areas. 06. One temporary gravel construction entrance/exit will be located at proposed drive way as depicted on plan. 07. Grade site and construct swales. 08. Install outlet stabilization structures and vegetate disturbed areas. 09. Complete final grades on swale ditches. Stabilize roads with gravel. Stabilize swales with permanent vegetation. 10. All sediment & erosion control devices will be inspected weekly and after every rainfall event. Needed repairs will be made immediately. 11. After site is stabilized. Remove all temporary devices and install permanent vegetation on disturbed areas. 12. Estimated time before final stabilization is 60 to 90 days after construction begins. MAINTENANCE PLAN 01. All sediment & erosion control practices will be checked for stability and operation following every runoff producing rainfall but in no case less than once every week. The outlet structure consists of a riser and barrel with an orifice in the riser to provide an outlet that will detain a one inch storm for two to five days. Grassed swales, including the vegetated filter if applicable, will be reseeded twice a year as necessary. Remove accumulated sediment from the bottom of the outlet structure. B. Check the pond depth at various points in the pond.. If depth is reduced to 75% of original design depth, sediment will be removed to at least original design depth. IV. General A. Mowing of the side slopes will be accomplished according to the season. Maximum grass height will be 6". B. Cattails, and other indigenous wetland plants, are encouraged along the pond perimeter, however, they must be removed when they cover the entire surface area of the pond. C. The orifice is designed to draw down the pond in two to five days. If drawdown is not accomplished in that time, the system may be clogged. The source of the clogging must be found and eliminated. D. All components of the detention pond will be kept in good working order. V.
