The total subdivided area will be 10.8 acres which will yield a density of 1.7 units per acre. The built upon area for Colonial Landing will be 25.5%. This project will be permitted as High Density. The majority of runoff will be diverted via curb and cutter and pipe networks into the Wet Detention Basin in the northwest corner of the development. However, two portions of the site slope away from the basin. The topography of the site which contains lots 5, 6, and 7 drains toward the east - away from the basin. However, the buildable area of these lots will be graded to drain the impervious surfaces back toward the street. The proposed contours for these lots are shown on the plan. A portion of these lots will still drain away from the basin. However, this portion will contain no impervious area. Constitution Drive currently runs through the adjoining subdivision and stubs into this site. Catch basins were installed at the end of the stubbed street at a low point. Constitution Drive will be extended uphill into this site only far enough to reach the ain neighborhood street, Flag Drive. This will drain a small portion of runoff away from thew ��� * basin and into the existing catch basins. Constitution Drive will not be collecting runoff from lots as homes and driveways will face Flag Drive. Wet Detention Basin Characteristics The basin was designed in accordance with the DENR BMP Manual. The basin will release the treated runoff into an existing junction box. Complete draw -down of the permanent pool for maintenance will be via pumps.
