The project is subject to the requirements of the NC Building Codes - additional permits issued by the Building Safety Department are required. 2. Grading/Stormwater/Erosion Control Reviews: Comments are not covered under this zoning review but under a separate permit. 3. Project specific conditions are recorded in ordinance no. 4773, recorded in book 5886, pages 1054-1060, including density, building size, access, parking, sidewalks, landscaping, retaining wall screening, open space and signage. The conditional zoning will be valid for a period of two years from the date of approval by City Council. If a building permit is not obtained within two years, the approval will no longer be valid. 4. Signage shall be separately permitted and shall meet the standards indicated in the ordinance as specified, and in Section 7-13 of the UDO for those not specified. 5. All required landscaping shall meet the minimum planting standards and be maintained in accordance with Section 7-11-3(f) of the UDO and follows the approved landscaping plan with a building impact landscaping, parking lot landscaping, tree save area and street trees. 6. The building design, site design and orientation on site must substantially comply with the approved site plan and elevations which are incorporated herein by reference. Any major deviations from these plans will require a rezoning. 7. Shared driveway modification approved by the Transportation Department on June 1, 2020. Shared access easement to be recorded prior to final zoning approval. 8. The project shall comply with all conditions outlined in the TRC staff report, including the following from the Transportation Department: a. Owner/Developer shall construct and maintain the sight triangles such that cross -visibility at a level between 3' and 10' above the street elevation is not obstructed (this applies to street trees and landscaping). b. A sidewalk easement along Long Shoals shall be recorded prior to project TCO and the sidewalk easement area shall include all area between the ROW boundary and a point 0.5' behind the sidewalk. c. A sidewalk easement along Overlook Rd Extension shall be recorded prior to project TCO and the sidewalk easement area shall include all area between the ROW boundary and a point 1.5' behind the sidewalk. 9. All exterior lights shall meet the outdoor lighting standards in Section 7-10-11 of the UDO. An as -built will be required to be submitted for compliance prior to CO. 10. Final planning inspection is required prior to the completion of the project - scheduled through DSC inspection line.
