CIVIL ENGINEERS LAND SURVEYORS \` LAND PLANNING August 23, 2021 RE: Stormwater Fast Track Application — Crescent Hill Subdivision This narrative describing the construction sequence for the Crescent Hill residential subdivision is presented in response to item F.5 of the submittal requirements on the permit application. The planned construction sequence is outlined below and may be modified during construction depending on site conditions or unforeseen circumstances. Major modifications to the sequence will be updated to the Stormwater and EC staff as needed: 1. Perform pre -construction meeting with contractor, developer, inspections staff and other stake holders involved with the project. 2. Clear and grub perimeter of site and immediately install EC measures per plan. Use Colerain Creek temporary entrance for initial work. 3. Following inspection approval of EC measures, continue clearing and grubbing remainder of disturbed area per plan. A temporary timber bridge may be used at the Monarch Way entrance as needed per plans. 4. Grade streets and lots to plan. Ensure graded areas are mulched, seeded and matted per plans within 7 days of completion of grading work. 5. Install culvert in Oil Mill Branch per plans and specs. 6. Install sewer, storm and water mains to plan. Install inlet EC controls on curb & gutter inlets per plan. 7. Ensure outlet swales are fine graded, mulched, seeded and matted immediately following installation of catch basin outlets. 8. Install stone base, curb & gutter and pavement. 9. Complete final fine grading and seeding of site areas as needed. 10. Complete record drawing of site and submit for approval. 11. Plat lots and record required stormwater deed restrictions. 12. Prepare EC plans for home building phase of construction. 13. Upon approval of home building EC plans, construct homes on site. The project site plan was approved as a two phase project. The site is currently planned to be built in two phases as shown on the site plan. This construction sequence is provided based on my best knowledge at the time of submission.
