The proposed development of this site includes single family residential lots. Stormwater is to be collected into the proposed roadway ditching and conveyed off site. The site meets the qualifications of a low density development. The average density for the development is 1.42 units/acre compared to the maximum of 2 units/acre to satisfy the requirements set forth by NCDEQ. A portion of the stormwater runoff will be conveyed to existing ditching along both Chason Road and Sandy Grove Road while the remaining portions are discharged off -site to the north and south. A ditch is proposed to allow for drainage from a natural hole in the center of the site to prevent flooding of proposed lots. Culvert pipes will be installed where necessary to convey stormwater across proposed roadways. The roads in the subdivision are designed in accordance with NCDOT standards. Based on our study and review of the NCDEQ BMP manual and NC Session Law 2006- 246 Section 9 paragraph c, Spell Estates Subdivision meets and/or exceeds the requirements and intent for low density development. 409 Chicago Drive, Suite 112, Fayetteville, NC 28306 office 1 910-426-6777 fax 1910-426-5777 On time, every time.
