HomeMy WebLinkAboutSW4210601_Stormwater Narrative_20210628WYNNFALL SUBDIVISION PROJECT NARRATIVE The Wynnfall Subdivision will be located on an approximate 29.20 AC site along SR 1821 (Hinkle Lane) in Northern Davidson County near Welcome, NC. This subdivision will consist of approximately 47 lots with a minimum square footage per lot of 20,000 SF. The lots will have a maximum of 3,000 SF of impervious area per lot for a total Built Upon Area (BUA) of 24%. These lots will be served by Davidson Water a Private Utility Company for water service in Davidson County and the sanitary will consist of septic fields. The roads for the subdivision will be designed to NCDOT standards per the NCDOT Subdivision Manual current edition. The roads will consist of a 20 FT wide bituminous pavement with 6' — 8' shoulders with a roadside ditch. The ditches will be grass lines with matting and consist of a 4:1 foreslope and 3:1 backslope. Once the construction is completed the roads will be turned over to NCDOT for inclusion under the NCDOT NPDES Roadside Environmental Permit. Based on our research regarding Post Construction Storm Water no permit is required. The stormwater runoff will be conveyed through grass lined swales to the four (4) culverts under the roads and discharged back into grass lined swales.
