The site is currently undeveloped with the exception of three turkey houses that are
planned to be removed. The site is being developed as a single-family residential
development. The site drains to a wet pond that is planned along the northern
boundary of the property.
There is currently 60,588 sf of impervious area withiin the existing site. The proposed
development will increase the total impervious for the drainage area to 47.2%. Storm
water will sheet drain across the lots into the roadways. Storm water will then be
conveyed through an underground drainage system into an on -site wet pond in the
northern portion of the site. The pond will discharge into the existing wetlands adjacent
to this project. The wet pond has been designed such that the outflow from the project
will not increase over the current outflow from the site for the 1-year and 10-year
storms. This wet pond has been designed in accordance with the latest NCDEQ MDC
Stormwater Design Manual.
