S 3 . ,' + 1 Wilmington Bridge Maintenance Yard Division Three STORM WATER p E C E 1 V E NOV 2 31999 Storm water Narrative PRO.; # West Side This area of the maintenance yard is used for the storage of materials for the construction and maintenance of the bridges. Much material is stored in the lay down area. Instead of being placed on the ground, the material will be on racks. However to keep the site within the low density category, a six foot wide grass strip will be kept down the length of each area. The site slopes toward the back of the yard. Storm water from the top of the site will wash down and across the ground surface. The culvert on the site is not sized for area and flow but it is the smallest diameter (15") that DOT uses. The culvert at the entrance is sized to conform the ditch elevations and not for flow. It maintains an existing flow pattern. -East-Side` This is an existing area with a ramp to the river, The elevations at the ramp are so low that the storm water can not flow to the detention pond. Its ground elevation is lower than the top of the storm water pond berm. GENERAL REQUIREMENTS: This section covers the furnishing of all labor, materials, equipment and services required for clearing within the property lines shown on the drawings as specified herein. The Contractor shall take adequate erosion control measures prior to clearing operations at the site under construction in accordance with the plans and Section 02190. 2. CLEARING: Clearing shall consist of clearing and grubbing of trees, stumps, roots, brush, debris, vegetation, and demolition and removal of pavement and debris from the site and the satisfactory disposal of all pavement and rubbish occurring within the area to be cleared. Clearing shall so include the removal and disposal of structures that obtrude, encroach upon, or otherwise obstruct the work. Clearing shall consist of the felling and cutting of trees into sections and the satisfactory disposal of the trees and other vegetation designated for removal, including down timber, snags, brush, and rubbish occurring within the areas to be cleared. Trees, stumps, roots, brush, and other vegetation in areas to be cleared shall be cut off, flush with or below the original ground surface, except such trees and vegetation as may be indicated or directed to be left standing. In areas designated as selective clearing limits, all trees 6 inches and larger shall remain. All other vegetation shall be removed as specified hereinbefore. 3. GRUBBING: Grubbing shall consist of the removal and disposal of stumps and roots larger than 3 inches in diameter, and matted roots within the clearing limits shown on the drawings. This material, together with logs and other organics or metallic debris not suitable for foundation purposes, shall be excavated and removed to a depth of not less than 18 inches below the original surface level of the ground in areas indicated. Depressions made by grubbing shall be filled with suitable material and compacted to make the surface with the original adjacent surface of the ground. 4. DISPOSAL OF CLEARED AND GRUBBED MATERIAL: All pavement and rubbish resulting from the clearing operations shall become the property of the Contractor and shall be disposed of by removal from the property. Disposal shall be to an approved site, and shall be carried out in a manner satisfactory to the Owner. Disposal methods shall conform to all local and state regulations and ordinances. Usable materials may be salvaged by means and methods approved by the Owner, at the Contractor's option. The value of salvageable materials, if any, shall be reflected in the bid price for clearing and grubbing. SITE CLEARING 02110-1 (110194) 5. PAYMENT: Payment for clearing of site will be included in the Lump Sum Contract Price in the Proposal. END OF SECTION 02110 SITE CLEARING 02110-2 (110194) tf SECTION 02190 - EROSION AND SEDIMENTATION CONTROL 1. GENERAL REQUIREMENTS: The work includes all measures necessary to effectively control erosion on the construction site and prevent sediment -laden run-off from leaving the construction site. The Contractor shall maintain all work areas free from environmental pollution and excessive siltation which would be in violation of any Federal, State and local regulations. 2. CONTRACTOR'S RESPONSIBILITY: The Contractor shall be responsible for prevention of damage to properties outside the construction limits from siltation due to construction of the project. The Contractor will assume all responsibilities to the affected property owners for correction of damages which may occur. Erosion control measures shall be performed by the Contractor, conforming to the requirements of, and in accordance with plans approved by the State of North carolina Department of Natural Resources and Community Development, North Carolina Sedimentation Control Commission, and as per the erosion control portion of the construction drawings and these specifications. The Contractor shall not allow mud and debris to accumulate in the streets. Should the Contractor pump water from trenches during construction, appropriate siltation preventative measures shall be taken prior to the entry into any storm drain or stream. 3. DISTURBED AREAS: A. Only those areas necessary shall be cleared and disturbed by removal of existing ground cover. B. The angle for graded slopes and fills shall be no greater than the angle which can be retained by vegetative cover or other adequate erosion control devices or structures. All disturbed areas not to be paved and left exposed will, within 30 working days of completion of any phase of grading, be planted or otherwise provided with either temporary or permanent ground cover, devices, or structures sufficient to restrain erosion. C. Whenever land disturbing activity is undertaken on a tract comprising more than one acre, if more than one contiguous acre is uncovered, a ground cover sufficient to restrain erosion must be planted or otherwise provided within 30 working days on that portion of the tract upon which further active construction is not being undertaken. 4. METHODS TO BE USED - EROSION CONTROL SCHEDULE REQUIRED: Any accepted erosion sedimentation control measures may be used, at the Contractor's option, unless specific measures are prescribed in the project plans and elsewhere in these specifications. Methods' which may be used include, but are not limited to, vegetation, EROSION AND SEDIMENTATION CONTROL 02190-1 (042594) berms, silt fences or silt basins. The Contractor shall program and submit to the Architect, prior to beginning construction, an erosion control schedule outlining measures to be taken for positive control of erosion and sedimentation during construction. 5. PLACEMENT OF SEDIMENT CONTROL DEVICES: All devices (silt fences, silt basins, etc.,) for sediment control shall be constructed at the locations indicated prior to beginning excavation on the site. All devices shall be properly maintained in place until a structure or paving makes the device unnecessary or until directed to permanently remove the device. 6. SCHEDULING OF WORK: Clearing and grubbing shall be scheduled and performed in such a manner that subsequent grading operation and erosion control practices can follow immediately thereafter. Excavation, burrow, and embankment operations will be conducted such that cuts and fills will be completed to final grades in a continuous operation. All construction areas not otherwise protected shall be planted with permanent vegetative cover in accordance with Section 02722 (Establishing Vegetation) of the Specifications within 30 working days after completion of active construction. 7. TEMPORARY SUSPENSION OF WORK: If any earthwork is to be suspended for any reason whatsoever for longer than 30 calendar days, the areas involved shall be seeded with temporary vegetative cover or otherwise protected against excessive erosion during the suspension period. Suspension of work in any area of operation does not relieve the Contractor of the responsibility for the control of erosion in that area. 8. REMOVAL OF SEDIMENT CONTROL DEVICES: Near the completion of the project or upon instruction by the Architect, the Contractor shall dismantle and remove sediment traps, berms and other temporary devices used for sediment control during construction and dress up and seed the area affected by the removal operation as specified in Section 02722. All erosion control devices in seeded areas shall be left in place until the grass is established. Seed areas around devices, and mulch after removing or filling temporary control devices. 9. ADDITIONAL MEASURES: If the Architect determines that significant sedimentation is occurring as a result of activity on the construction site despite the application and maintenance of prescribed protective measures, the Architect may require the Contractor to take additional protective measures. EROSION AND SEDIMENTATION CONTROL 02190-2 (042594) 10. PAYMENT. All work included under this section shall be considered incidental to other work being paid for by the various items in the contract. No payment shall be made for erosion and sedimentation control measures during construction. END OF SECTION 02190 EROSION AND SEDIMENTATION CONTROL 02190-3 (042594) SECTION 02200 - EARTHWORK PART 1 - GENERAL 1. - RELATED DOCUMENTS: Drawings and general provisions of the Contract, including General and Supplementary Conditions and Division 1 specification sections, apply to work of this section. 2. DESCRIPTION OF WORK: The extent of earthwork is shown on the drawings. A. Preparation of subgrade for building slabs, walks, and pavements is included as part of this work. B. Drainage fill course for support of building slabs is included as part of this work. C. Backfilling of trenches within building lines is included as part of this work. 3. QUALITY ASSURANCE: A. Codes and Standards: Perform excavation work in compliance with applicable requirements of governing authorities having jurisdiction. B. Testing and Inspection Service: Owner will engage soil testing and inspection service for quality control testing during earthwork operations. 4. SUBMITTALS: Test Reports -Excavating: The following reports will be submitted directly to the Architect from the testing services, with a copy to the Contractor: Test reports on borrow material. Field density test reports. 5. JOB CONDITIONS: A. Site Information: (1) Data on indicated subsurface conditions are not intended as representations or warranties of accuracy or continuity between soil borings. It is expressly understood that Owner will not be responsible for interpretations or conclusions drawn therefrom by Contractor. Data are made available for convenience of Contractor. " EARTHWORK 02200 - 1 (082394) (2) Additional test borings and other exploratory operations may be made by the Contractor at no cost to the Owner. B. Existing Utilities: (1) Locate existing underground utilities in areas of work. If utilities are to remain in place, provide adequate means of protection during earthwork operations. (2) Should uncharted, or incorrectly charted, piping or other utilities be encountered during excavation, consult utility owner immediately for directions. Cooperate with Owner and utility companies in keeping respective services and facilities in operation. Repair damaged utilities to satisfaction of utility owner. (3) Do not interrupt existing utilities serving facilities occupied and used by Owner or others, except when permitted in writing by Architect and then only after acceptable temporary utility services have been provided. (4) Demolish and completely remove from site existing underground utilities indicated to be removed. Coordinate with utility companies for shut-off of services if lines are active. C. Use of Explosives: The use of explosives is not permitted. D. Protection of Persons and Property: (1) Barricade open excavations occurring as part of this work and post with warning lights. (2) Operate warning lights as recommended by authorities having jurisdiction. (3) Protect structures, utilities, sidewalks, pavements, and other facilities from damage caused by settlement, lateral movement, undermining, washout and other hazards created by earthwork operations. PART 2 - PRODUCTS 6. SOIL MATERIALS: A. In general, shall be free of debris, roots, wood, scrap material, vegetation, refuse, soft unsound particles, frozen deleterious, or objectionable materials. Maximum particle size shall be 6 inches unless specified otherwise. EARTHWORK 02200 - 2 (082394) B. Backfill and Fill: (1) For structures and under spread footings, paving, or concrete slabs on grade which are not pile supported shall conform to the general requirements for soil materials above and shall be classified as: GW - well -graded gravel, sandy gravel; GM - Silty gravel, silty gravel with sand; SW - well -graded sand, well -graded sand with gravel; SM - silty sand, silty sand with gravel; GC - clayey gravel, clayey gravel with sand; or SC - clayey sand, clayey sand with gravel, by ASTM D 2487 and conform to the following: liquid limit shall not exceed 35 percent when tested in accordance with ASTM D 423, plasticity index shall not be greater than 12 percent when tested in accordance with ASTM D 424, and no more than 25 percent by weight shall be finer than No. 200 sieve when tested in accordance with ASTM D 1140. (2) General site fill and embankment material shall conform to the general requirements for soil materials above and shall be an unclassified soil material from the site or borrow, submitted for approval by the Contractor as possessing the characteristics required for compaction to the specified values of soil density herein specified for the location of intended used. (3) Topsoil shall be material free of subsoil, stumps, rocks larger than one inch diameter, brush, weeds, toxic substances, and other material or substance detrimental to plant growth. Topsoil shall be a natural, friable soil representative of productive soils in the vicinity. (4) Borrow shall be materials conforming to the requirements for general site fill, fill, and backfill. (5) Clay liner shall be a clean clay or clayey sand that when compacted will provide a permeability rate of 1 x 10-6 cm/sec. 7. POROUS FILL: A. Filter stone for capillary water barrier under structures shall conform to the general requirements for soil materials above and shall be a clean coarse grained crushed stone, uncrushed gravel, or crushed gravel conforming to the following gradation: 90 to 100 percent passing the 3/4-inch sieve and a maximum of 40 percent passing the No. 40 sieve and zero percent passing the No. 200 sieve, and with a sand equivalent of not less than 50 when tested in accordance with ASTM D 2419. B. Course sand for capillary water barrier under structures shall conform to the general requirements for soil materials above and should be a clean coarse grained sand, size No. 8 conforming to ASTM C33 gradation. EARTHWORK 02200 - 3 (082394) PART 3 - EXECUTION 8. EXCAVATION: A. Excavation consists of removal and disposal of material encountered when establishing required finish elevations. B. Excavation Classifications: (1) Excavation for all spaces below grade as required for all foundation work, walls, pits and other subsurface spaces indicated for the construction of these projects. All excavation required for projects shall be bid on an unclassified basis. (2) Earth excavation, unless otherwise indicated, includes removal and disposal of pavements and other obstructions visible on ground surface, underground structures and utilities indicated to be demolished and removed. All required excavation shall be performed on an unclassified basis. (3) Unauthorized excavation consists of removal of materials beyond indicated subgrade elevations or dimensions without specific direction of Architect. Unauthorized excavation, as well as remedial work directed by Architect, shall be at Contractor's expense. (4) Backfill and compact unauthorized excavations as specified for authorized excavations of same classification, unless otherwise directed by Architect. C. Additional Excavation: (1) When excavation has reached required subgrade elevations, notify Architect who will make an inspection of conditions. (2) If unsuitable bearing materials are encountered at required subgrade elevations, carry excavations deeper and replace excavated material as directed by Architect. (3) Removal of unsuitable material and its replacement as directed will be paid on basis of contract conditions specified in Division 1 and/or quoted bid prices. D. Stability of Excavations: (1) Slope sides of excavations to comply with local codes and ordinances having jurisdiction. Shore and brace where sloping is not possible because of space restrictions or stability of material excavated. EARTHWORK 02200 - 4 (082394) (2) Maintain sides and slopes of excavations in safe condition until completion of backfilling. E. Shoring and Bracing: (1) Provide materials for shoring and bracing, (when necessary) such as sheet piling, uprights, stringers and cross -braces, in good serviceable condition. (2) Establish requirements for trench shoring and bracing to comply with local codes and authorities having jurisdiction. (3) Maintain shoring and bracing in excavations regardless of time period excavations will be open. Carry down shoring and bracing as excavation progresses. F. Dewatering: (1) Prevent surface water and subsurface or groundwater from flowing into excavations and from flooding project site and surrounding area. (2) Do not allow water to accumulate in excavations. Remove water to prevent softening of foundation bottoms, undercutting footings, and soil changes detrimental to stability of subgrades and foundations. Provide and maintain pumps, well points, sumps, suction and discharge lines, and other dewatering system components necessary to convey water away from excavations. (3) Convey water removed from excavations and rain water to collecting or run-off areas. Establish and maintain temporary drainage ditches and other diversions outside excavation limits for each structure. Do not use trench excavations as temporary drainage ditches. G. Material Storage: (1) Stockpile satisfactory excavated materials where directed, unless required for backfill or fill. Place, grade and shape stockpiles for proper drainage. (2) Locate and retain soil materials away from edge of excavations. (3) Dispose of excess soil material and waste materials as herein specified. H. Excavation for Structures: (1) Conform to elevations and dimensions shown within a tolerance of plus or minus 0.10 feet, and extending a sufficient distance from footings and foundations to permit placing and removal of concrete formwork, installation of services, other construction, and for inspection. EARTHWORK 02200 - 5 (082394) (2) In excavating for footings and foundations, take care not to disturb bottom of excavation. Trim bottoms to required lines and grades to leave solid base to receive other work. (3) Excavations for footings shall extend below footing bearing elevation to remove existing unsuitable fill material. See details on drawings for limits of excavations. Architect or testing lab at Architect's direction, shall inspect excavation bottoms before backfilling. I. Excavation for Pavements: Cut surface under pavements to comply with cross -sections, elevations and grades as shown. Excavate two feet below bottom of pavement or through existing fall, whichever is shallower. J. Excavation for Trenches: (1) Dig trenches to the uniform width required for particular item to be installed, sufficiently wide to provide ample working room. (2) Excavate trenches to depth indicated or required. Carry depth of trenches for piping to establish indicated flow lines and invert elevations. Beyond building perimeter, keep bottoms of trenches sufficiently below finish grade to avoid freeze -ups. (3) Where rock is encountered, carry excavation 6 inches below required elevation and backfall with a 6-inch layer of crushed stone or gravel prior to installation of pipe. (4) Grade bottoms of trenches as indicated, notching under pipe bells to provide solid bearing for entire body of pipe. (5) Backfill trenches with concrete where trench excavations pass within 18 inches of column or wall footings and which are carried below bottom of such footings, or which pass under wall footings. Place concrete to level of bottom of adjacent footing. Concrete is specified in Division 3. (6) Do not backfall trenches until tests and inspections have been made and backfilling authorized by Architect. Use care in backfilling to avoid damage or displacement of pipe systems. K. Cold Weather Protection: Protect excavation bottoms against freezing when atmospheric temperature is less than 35 degrees F (one degree Q. 9. COMPACTION: A. General: Control soil compaction during construction providing minimum percentage of density specified for each area classification. EARTHWORK 02200 - 6 (082394) B. Percentage of Maximum Density Requirements: Compact soil to not less than the following percentages of maximum density as determined in accordance with ASTM D 698 (Standard Proctor). C. Structures, Building Slabs and Steps, Pavements: Compact top 12 inches of subgrade and each layer of backfill or fill material at 92 percent maximum density for cohesive material or 98 percent for cohesionless material. D. Lawn or Unpaved Areas: Compact top 6 inches of subgrade and each layer of backfill or fill material at 85 percent maximum density for cohesive soils and 90 percent for cohesionless soils. E. Walkways: Compact top 6 inches of subgrade and each layer of backfill or fill material at 90 percent maximum density for cohesive material or 95 percent for cohesionless material. F. Clay Liner: Compact clay to achieve 1 x 10-6 cm/sec permeability. In -place test shall verify compaction and permeability. G. Moisture Control: (1) Where subgrade or layer of soil material must be moisture conditioned before compaction, uniformly apply water to surface of subgrade, or layer of soil material, to prevent free water appearing on surface during or subsequent to compaction operations. (2) Remove and replace, or scarify and air dry, soil material that is too wet to permit compaction to specified density. Soil material that is too wet to permit compaction shall be removed and stockpiled or spread and allowed to dry. Assist drying by discing, harrowing or pulverizing until moisture content is reduced to a satisfactory value. 10. BACKFILL AND FILL: A. General: (1) Place in acceptable soil material in layers to required subgrade elevations, for each area classification listed below. (2) In excavations, use satisfactory borrow material. (3) Under grassed areas, use satisfactory excavated or borrow material. (4) Under walks 'and pavements, use fill material, or satisfactory excavated or borrow material, or combination of both. EARTHWORK 02200 - 7 (082394) (S) Under steps, use fill material. (6) Under building slabs, use filter stone material. (7) Backfill excavations as promptly as work permits, but not until completion of the following: a. Acceptance of construction below finish grade including, where applicable, dampproofing, waterproofing, and perimeter insulation. b. Inspection, testing, approval, and recording locations of underground utilities. c. Removal of concrete formwork. d. Removal of trash and debris. B. Ground Surface Preparation: (1) Remove vegetation, debris, unsatisfactory soil materials, obstructions, and deleterious materials from ground surface prior to placement of fills. Plow, strip, or break up sloped surfaces steeper than one vertical to 4 horizontal so that fill material will bond with existing surface. (2) When existing ground surface has a density less than that specified under "Compaction" for particular area classification, break up ground surface, pulverize, moisture -condition to optimum moisture content, and compact to required depth and percentage of maximum density. Proof roll exposed subgrade with a rubber tired roller making two passes in each direction. Remove any soil that pumps or ruts excessively. C. Placement and Compaction: (1) Place backfill and fill materials in layers not more than 8 inches in loose depth for material compacted by heavy compaction equipment, and not more than 4 inches in loose depth for material compacted by hand -operated tampers. (2) Before compaction, moisten or aerate each layer as necessary to provide optimum moisture content. Compact each layer to required ' percentage of maximum dry density or relative dry density for each area classification. Do not place backfill or fill material on surfaces that are muddy, frozen, or contain frost or ice. (3) Place backfill and fill materials evenly adjacent to structures, to required elevations. ..Take care to prevent wedging action of backftll against structures EARTHWORK 02200 - 8 (082394) by carrying material uniformly around structure to approximately same elevation in each Iift. 11. GRADING: A. General: Uniformly grade areas within limits of grading under this section, including adjacent transition areas. Smooth finished surface within specified tolerances, compact with uniform levels or slopes between points where elevations are shown, or between such points and existing grades. B. Grading Outside Building Lines: Unless indicated otherwise, grade areas adjacent to building lines to drain away from structures a minimum of 6 inches to 10 feet and to prevent ponding. C.. Finish surfaces free from irregular surface changes, and as follows: (1) Lawn or Unpaved Areas: Finish areas to receive topsoil to within not more than 0.10 feet above or below required subgrade elevations. (2) Walks: Shape surface of areas under walks to line, grade and cross-section, with finish surface not more than 0.10 feet above or below required subgrade elevation. (3) Pavements: Shape surface of areas under pavement to line, grade and cross-section, with finish surface not more than 1/2-inch above or below required subgrade elevation. D. Grading Surface of Fill Under Building Slabs: Grade smooth and even, free of voids, compacted as specified, and to required elevation. Provide final grades within a tolerance of 1/2-inch when tested with a 10-foot straightedge. E. Compaction: After grading, compact subgrade surfaces to the depth and percentage of maximum density for each area classification. 12. PAVEMENT SUBBASE COURSE: A. General: Subbase course consists of preparation, shaping, and compaction of that portion of the roadbed upon which base or pavement, including base and paving for shoulders, is to be placed. Subbase material placed in layers of specified thickness over subgrade surface to support a pavement base course shall be compacted and protected in conformity with Section 500 and 520 as set forth in North Carolina Department of Transportation Standard Specifications dated January, 1990 except as may be noted otherwise herein. Contractor shall keep a copy at the job site for reference. See other Division 2 sections for paving specifications. EARTHWORK 02200 - 9 (082394) B. Grade Control: During construction, maintain lines and grades including crown and cross -slope of subbase course. C. Shoulders: Place shoulders along edges of subbase course to prevent lateral. movement. Construct shoulders of acceptable soil materials, placed in such quantity to compact to thickness of 'each subbase course layer. Compact and roll at least a 12-inch width of shoulder simultaneously with compacting and rolling of each layer of subbase course. D. Placing: (1) Place subbase course material on prepared subgrade in layers of uniform thickness, conforming to indicated cross section and thickness. Maintain optimum moisture content for compacting subbase material during placement operations. (2) When a compacted subbase course is shown to be 6 inches thick or less, place material in a single layer. When shown to be more than 6 inches thick, place material in equal layers, except no single layer shall be more than 6 inches or less than 3 inches in thickness when compacted. 13. BUILDING SLAB DRAINAGE COURSE: A. General: Drainage course consists of placement of drainage fill material, in layers of indicated thickness, over subgrade surface to support concrete building slabs. - B. Placin.9: (1) Place drainage fill material on prepared subgrade in layers of uniform thickness, conforming to indicated cross-section and thickness. Maintain optimum moisture content for compacting material during placement operations. (2) When a compacted drainage course is shown to be 6 inches thick or less, place material in a single layer. When shown to be more than 6 inches thick, place material in equal layers, except no single layer shall be more than 6 inches or less than 3 inches in thickness when compacted. 14. FIELD QUALITY CONTROL: A. Quality Control Testing During Construction: Allow testing service to inspect and approve subgrades and fill layers before further construction work is performed. (1) Perform field density tests in accordance with ASTM D 1556 (sand cone method) or ASTM D 2167 (rubber balloon method), as applicable. EARTHWORK 02200 - 10 (082394) (2) Footing Subgrade: For each strata of soil on which footings will be placed, conduct at Ieast one test to 'verify required design bearing capacities. Subsequent verification and approval of each footing subgrade may be based on a visual comparison of each subgrade with related tested strata, when acceptable to Architect. (3) Paved Areas and Building Slab Subgrade: Make at least one field density test of subgrade for every 2,000 square feet of paved area or building slab, but in no case less than 3 tests. In each compacted fill layer, make one field density test for every 2,000 square feet of overlaying building slab or paved area, but in no case less than 3 tests. (4) Foundation Wall Backfill: Take at least two field density tests, at locations and elevations as directed. B. If in opinion of Architect, based on testing service reports and inspection, subgrade or fills which have been placed are below specified density, provide additional compaction and testing at no additional expense. 15. MAINTENANCE: A. Protection of Graded Areas: (1) Protect newly graded areas from traffic and erosion. Keep free of trash and debris. (2) Repair and re-establish grades in settled, eroded, and rutted areas to specified tolerances. B. Reconditioning Compacted Areas: Where completed compacted areas are disturbed by subsequent construction operations or adverse weather, scarify surface, reshape, and compact to required density prior to further construction. 16. DISPOSAL OF EXCESS AND WASTE MATERIALS: Removal From Owner's Property: Remove waste materials, including unacceptable excavated material, trash and debris, and dispose of it off Owner's property.
