We would like to request a modification to the existing permit WQ0040683 to reduce the drainage
area to the pump station. The original drainage basin to the pump station was 10.24 Acres, we
would like to request to reduce the drainage basin to 3.78 Acres. This would cover the remaining
portion of the property owned by Mr. Patel.
I have attached a letter form Roger Jones, Public Services Manager, City of Lexington, NC,
regarding the removal of this pump station with future development upstream of the existing pump
station. According to the City of Lexington any developer that plans to develop up stream of the
existing pump station in the Plaza Parkway, LLC property will be required to install gravity sanitary
sewer trunk lines from the existing 24" sewer outfall. The developer will also be required to remove
the pump station at the Quality Inn and the pump station located approximately '/2 mile to the
Southwest along Parkway Plaza Road.

This area has significant retail/mixed use development potential and is developing. In the last two years
Planet Fitness and Chick-Fil-A have opened and a Starbucks is in the planning process. New
development will add gravity sewer and allow the City to take three pump stations out of service.
The three story Hampton Inn and the apartment complex Arbor at Cotton Grove will break ground soon.
These sites will install 8" gravity sewer connecting to a 24" outfall. The City will tie existing services on
Fritts St to the new gravity line and abandon the pump station.
The largest acreage to develop is owned by Plaza Parkway LLC. An access road was built by the City in
2008 and water extended. The recession halted forward progress. Approximately two years ago the
current property owner purchased additional property enlarging the site and created a mixed use retail
master plan.
Plaza Parkway LLC has multiple connection points along the 24" sewer outfall. Also a possible tie point is
available at a cul-de-sac in a residential subdivision (sewer lines with red circles). When this
development occurs it will allow the City to extend gravity sewer and eliminate the need for two existing
pump stations along Plaza Parkway.

the volume of wastewater to be permitted in this project has been evaluated along the route to the receiving
wastewater treatment facility and that the flow from this project is not anticipated to cause any capacity
related sanitary sewer overflows or overburden any downstream pump station en route to the receiving
treatment plant under normal circumstances, given the implementation of the planned improvements
identified in the planning assessment where applicable. This analysis has been performed in accordance
with local established policies and procedures using the best available data. This certification applies to
those items listed above in Sections I and II plus all attached planning assessment addendums for which I
