Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application:* The site is a small tributary splitting two residential parcels. One parcel is a homesite and the other belongs to the HOA. The stream has been landscaped with native and landscape species, but also retains some shade cover from larger native trees. There is moderate to severe bank erosion throughout the reach but relative stability vertically. The stream has a 2% average slope. 4b. Rock and wood structures will be used to form the new channel which will have a hybrid riffle -pool, step -pool morphology as the stream transitions into the backwater of the lake.
