PROJECT SUND ARY: The applicants propose to develop a new subdivision through the conversion of a former campground into 48 residential lots. Two streets and community water will be provided. PROTECT DESCRIPTION May 23, 1995 The project is located on Holden Beach near the west end of the isl ' d. Portions of the development are sited within both the Ocean Hazard Area of Environmental Con?ern and other areas fall within the Estuarine System Areas of Environmental Concerns. The projectlis being considered under the full development disclosure policy which the Division has adopted for p ojects of this nature. The proposed subdivision has platted dimensions of approximately 470 feet wide y 600 feet deep. There are 48 lots shown within the bold border of the proposed development. The dimensions of these lots are approximately 100' x 50'. There are no improved streets at p sent on the tract. A water supply branch permit for. new water service was issued in late 1994. ere is an existing pier located on the north (estuarine) side of the tract. This 1000 feet long pier h served for pedestrian access to the waters of the AIWW. It crosses over regularly and irregularly flooded marsh along its alignment. It now touches highground about halfway between the east and est corners of the property along the shoreline. This project is a joint venture between the Town o Holden Beach, the lot owners of the subdivision and the original property owners who also still ow approximately eight of the lots. All other lots are sold or undei contract to individuals or partners ins etc.. The applicants are proposing the creation of two paved streets to serve the development. Two 6 inch water mains are also to be provided in the street right of ways. Each street will be approximately 650' long x 20' wide within a 40' cleared right of way. The water mains will also be appr ximately 650' long. The applicants also propose to remove a 90' section of the landward end of the xisting pier and replace it with two new access piers/walkways in an inverted W" shape. The easte structure will be approximately 160' long by x 6' wide.
