Driving Directions to Black Forest on Lake James:
• Take 1-40 East to Marion, NC
• Take Exit 86 (Highway 226/221 N)
• Drive north on Highway 226 approximately 1 mile to traffic light
• Continue north on Highway 221/ 226 Bypass approximately 5 miles to traffic light
• Go through that traffic light
• Turn right at next traffic light (Business 221/226)
• Take a quick left onto Hankins Road
• Continue on Hankins Road until it dead -ends at Lake James Road
• Turn left onto Lake James Road pas Lake James Lodge and Lake James Landing.
• Drive approximately 1 mile—the entrance to Black Forest on Lake James will be on your
right

Re: Black Forest Lot # 13
The letter serves both as notification of the issuance of a McDowell County Shoreline
Protection Permit and authorization for the commencement of work on the property. A
survey of the existing condition of your property has been completed as required by the
Lake James Shoreline Protection Ordinance. This process allows for the documentation
of the existing condition of the property prior to development. The relevant figures
specific to your lot are as follows:
• Primary structures will need to be setback (deed restrictions) from the
shoreline
• (deed restrictions) protected (>6" diameter) trees exist within the 0-
50 foot buffer
Prior to any land disturbing activity within 50 feet of the shoreline, any trees that
are to be removed will need to be marked. At that time I will need to be contacted to
make a site visit to record all the necessary measurements before any trees are cut.
Trees can removed within the 50 foot buffer to clear winding foot paths and allow access
to boat docks, but they must be replaced with trees totaling an equivalent diameter
somewhere within the 50 foot buffer.
Please be advised that these and all other requirements of the Lake James Shoreline
Protection Ordinance will need to be strictly adhered to. If you have any questions or
