Dean,
This permit submittal is to allow additional sewer flow for the project as the developer wishes to construct 4-bedroom
homes in lieu of the 3-bedroom homes currently permitted. This will increase the permitted sewer flow for the project
from 2,800 GPD to 3,840 GPD. Please see the attached documents for this permit revision.
Please let me know if you have any questions or need anything else. Thanks!
z,
Joe Bovd. PE
The purpose of this project is to construct the necessary grading and infrastructure for t11
development of 8 residential lots within New Hanover County to be known as Loblolly Landin
To construct this project, which includes a new roadway, water, sewer and storm wat
infrastructure; the site will need to be cleared and graded along with installing necessa
infrastructure to allow the lots to be developed individually at a later date. There is one tract
land that include this proposed development, owned by John C. Dieffenbauch & Michael D. Hrit,
The project will be developed by Pompano Development Group, LLC, who Mr. Dieffenbauch LI
the managing member of and at a later date the property will transfer to.
-1-he property drains to Pages Creek (SA;ORW) via offsite sheet flow and ditches and ultimater-
part of the Cape Fear River Basin. Currently the site is undeveloped woodlands and surroundi
the project are residential subdivisions and Mason Landing Road to the west. i
This project has a permitted sewer design that includes the design and construction of
approximately 910 LF of 8-inch gravity sewer, four manholes, and eight sewer connections. The
sewer system will tie into an existing sewer main across the street from the development via a cut
in manhole. The sewer system the project ties to is owned by the Cape Fear Public Utility
Authority (CFPUA) and CFPUA will take ownership of these mainlines when the project is
complete. 8mvver flow once offsite will drain to an existing pump station (Pump Station #144)
Qvvn2d by CFPUA and ultimately ends at the James A. Loughlin (Northside) Wastewater Treatment
Plant, also owned and operated byCFPUA.
Due to design constraints there is one manhole within 50 feet of wetlands. The manholes with
50 feet of the wetlands is MH-2. This manholes will be installed in accordance with the Dra
Document - "Alternative Design Criteria for Minimum Separation for Sewer Systems to Wetlan

Given that.
a. The proportion and amount of Obligated, Not Yet Tributary Daily Flow (C) accounts for

b. The rate of activation of this obligated, not yet tributary capacity is currently approximately

Construction of the force main is complete and was certified 4/5/18. The force main is

Therefore:
Given reasonably expected conditions and planning information, there is sufficient justification to allow
this flow to be permitted, without a significant likelihood of over -allocating capacity in the system
