Pro f e s s i o n a l E n g i n e e r i n g C o n s u/ t o n t s June 17, 2019 CONSTRUCTION ACTIVITY NARRATIVE RE: Cambridge Southeast Estates Mobile Home Park 265 Hamp Stone Road, Siler City, NC The 25.71 acre site at 265 Hamp Stone Road is on the south side of Hamp Stone Road (SR 1108) approximately 0.95 miles south of the intersection of SR 1108 (Hamp Stone Road) and Old US 421 N. Note this is one large tract of land. This is not a subdivision with individual lots to sale. Rental unit areas (lots) are indicated on the plan to satisfy the Town of Siler City requirements for mobile home developments. The nature and purpose of this project is to expand an existing mobile home park (Cambridge Southeast Estates with the construction of a new private road, storm system and utilities. Access to the site will be via the existing private streets, Hyatt Court and Santa Fe Court. A portion of the new private road will be on the adjoining property. The adjoining property is the existing Country Living Mobile Home Park. The total disturbed area for both properties is 6.0 acres. That is 5.54 acres disturbed in the Cambridge Southeast Estates and 0.46 acres disturbed in the Country Living Mobile Home Park owned by Van Ness Apartments, LLC. Portions of stormwater runoff will be collected and conveyed to the existing Blood Run Creek via storm piping and grass swales. For the stormwater calculations the existing impervious surface area for the Cambridge Southeast property (2.07 acres) has been subtracted from the total site area. The site area for the stormwater calculations is 23.64 acres. The proposed new impervious surface area for the Cambridge Southeast property is 1.64 acres.
