The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors, and assigns, and
shall include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, in that
certain lot or parcel of land situated in the City of Midland, Number Ten Township, Cabarrus County, North Carolina
and more particularly described as follows:
Being 0.66 acres lying on the north side of NC Hwy.24-27 and being part of Lots Nos. 12 and 13, SECTION
2, ALLEN SUBDIVISION, a map of which is recorded in Map Book 18 at page 94 and being more particularly described
as follows:
BEGINNING at a new iron pin in the northern edge of the right-of-way NC Hwy. NC 24-27, a corner of Ray
Suggs, LLC (see Deed Book 2812, page 305) and runs thence with the line of Ray Suggs, LLC, N. 39-02-45 W.
200.14 feet to a new iron pin, a corner of Wayne Howell (as described in Deed Book 462 at page 87); thence with
the line of Howell, S. 66-57-44 W. 89.84 feet to a new iron pin in the line of Howell, a common corner of Lots Nos.
12 and 13; thence continuing with the line of Howell, S. 66-52-27 W. 124.64 feet to a new iron pin, an old corner
of Lot No. 12; thence with the old line, S. 27-30-41 E. 62.17 feet to a new iron pin in the northern edge of the right-
of-way of NC Hwy. NC 24-27; thence with the northern edge of said right-of-way, S. 86-51-23 E. 153.41 feet to a
new iron pin in the old common line of Lots Nos. 12 and 13; thence continuing with the northern edge of said right-of-
way, S. 86-51-23 E. 141.69 feet to the point of BEGINNING, as shown on a survey prepared by A. Frank Chandler,
Jr., PLS, dated 10-30-02 which is hereto attached and hereby incorporated by reference.
This conveyance is made pursuant to NCGS 39-13.3(c).
The Tax Assessor is requested to recombine the above described property into one parcel number.

The property hereinabove described was acquired by Grantor by instrument recorded in Book 4236, Page 43.
A map showing the above described property is recorded in Map Book , page
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to
the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to
convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will
warrant and defend the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter
stated.
Title to the property hereinabove described is subject to the following exceptions:
Subject to all easements, liens, restrictions and encumbrances of record.
