PROJECT SUMMARY Project Name Walnut Trace Project Type Residential Development(Apartments) Owner/Applicant Walnut Trace, LLC County Wake Nearest Town Raleigh Waterbody Name UT Walnut Creek Basin Neuse Class C; NSW • IMPACT SUMMARY Stream Impact(acres): 0.007 Wetland Impact(acres): 0.0 Buffer Impact Zone 1=125 sqft,Zone 2=2016 sqft Total Impact to Waters of the U.S. (acres) 0.007 Total Stream Impact(linear feet): 148 Other Pertinent Information regarding the property and the site layout requirements that dictated the location of Building F: - Site is zoned for 200 units but only 180 are proposed - Parking for the site has been reduced to the amount allowed by City code - There are 12 retaining walls on the site due to the property shape and the amount of existing topography on the site. - 10°/0 of the site is reserved for Tree save areas (perimeter of site along 1-440 ramp and Rock Quarry Road - 10%of the site is reserved for Amenity areas including the clubhouse areas and open spaces areas behind Building B and Building F. The hatched amenity area behind Building F is just going to be open space—the City required 10%of the site be set aside for"amenities". There are no proposed improvements for that area beyond what is shown - The City of Raleigh Fire Department required a loop road layout for the rear of the property to accommodate fire truck access to and through the project—this dictated the orientation of the buildings to allow fire access between the buildings and loop around the sides for entry/exit. The City of Raleigh is requiring a public road through the property that comes with additional street yard and sidewalk spacing requirements.
