The site currently contains a residential dwelling and several smaller structures with the
remainder of the site being undeveloped. The site is being developed as an outdoor
storage area for Leisure Pools. The site drains from northeast to southwest (away from
Bud Hawkins Road) into an existing ditch along the south property line and from there
stormwater is carried off -site across Wood Road.
The existing impervious surfaces and structures on this site are to be removed and no
existing impervious areas will remain after construction of the site. The proposed
development includes a small mobile office structure, gravel drives and a paved parking
area. No new ditching is proposed and as such the current existing drainage pattern will
be maintained. Stormwater will sheet flow across the site into the existing ditch along
the south property line and will be conveyed off -site. This site meets the qualifications
of a low -density development. The total proposed impervious percentage for the site is
19.1% with future development to bring the site to 23.9% impervious.
