COURTYARDS ON LAWYERS ROAD PROJECT NARRATIVE
This project involves the development of a 146 lot residential subdivision
(consisting of 108 singe family lots, 24 duplex lots, and 14 flex lots) with entrances
off of Allen Black Road in Mecklenburg County and Lawyers Road in Union
County. The overall site is located within three municipalities: the Town of
Stallings, Union County, and Mint Hill (Mecklenburg County). The impervious area
for the site will be collected in a storm drainage system and conveyed to two wet
ponds. One wet pond is located near the site entrance off of Lawyers Road while
the other is located between lots 101 and 102 in the subdivision. The wet ponds
will treat the water quality volume as well as detain the 2 year, 10 year, 25 year,
50 year, and 100 year storm events to pre -development flow rates. Because of
the site's location in the Goose Creek Watershed, the WQv is defined as the
difference in the stormwater runoff between the pre -development and post -
development conditions for the 1 year, 24 hour storm. The 100 year storm
elevations in both wet ponds provide more than the one foot of minimum
freeboard below the top of dam.
Some offsite water will be collected and treated in Wet Pond #1 to alleviate
stormwater issues currently experienced by residents in the adjoining Stevens
Mill Subdivision. Most offsite water will be collected in swales and a bypass storm
drainage pipe system located on the perimeter of the site and conveyed to an
outfall location on site.
