The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors and
assigns, and shall include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH, that Grantor, for valuable consideration paid by Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell and convey unto Grantee in fee simple
all that certain lot or parcel of land situated in the Town of Stallings, Union County, North Carolina and
more particularly described on Exhibit A attached hereto ("Property").
The Property was acquired by Grantor by wills of Frances S. G. Stephens, Mecklenburg County Estate
File No. 05 E 1403 (filed in Union County Estate File No. 06 E 492), and Robert L. Griffin, Mecklenburg
County Estate File No. 97 E 2305 (filed in Union County Estate File No. 98 E 186, and Deed Book 1090,
Page 10, of the Union County Register of Deeds).
A plat showing the Property is recorded in Map Book 5, Page 47, in the Office of the Union County
Register of Deeds.
The Property does not include the primary residence of Grantor
TO HAVE AND TO HOLD the Property and all privileges and appurtenances thereto belonging to
Grantee in fee simple.
And Grantor covenants with Grantee that Grantor is seized of the premises in fee simple, has the right to
convey the same in fee simple, that title is marketable and free and clear of all encumbrances and that
Grantor will warrant and defend the title against the lawful claims of all persons whomsoever except for the
following exceptions:
Taxes for the year 2019 and all subsequent years, not yet due and payable
2. Matters shown on plats recorded in Map Book 5, Page 47, and Plat Cabinet N, File 495, Union
County Register of Deeds.
3. Matters that would be shown on a current and accurate ALTA survey of the Property.
Harriet Holt Alexander Griffin, spouse of Grantor Robert Lane Griffin, Jr., joins in this conveyance for
the sole purpose of releasing all of her right, title and interest in the herein described property, if any,
including, without limitation, all marital rights, if any, but does not join in any of the warranties herein.
