and convey unto the Grantee in fee simple all of the Grantor's undivided interest in those certain lots or parcels of land

Said property is subject to easements,reservations,conditions and restrictions as described in deed
recorded in Book 668 at Page 414 and deed recorded in Book 603 at Page 857 in the office of the 1
Register of Deeds for Iredell County.
And being a part of the property conveyed to Crescent Land&Timber Corp.by deed of Duke Power
Company recorded in Book 481 at Page 91 in the office of the Register of Deeds for said County.
BEING the same property conveyed to Gene R.Klein by deed recorded in Book 982 at Page 710 1
from Lucille Grandmaison,Independent Special Trustee,and dated April 22,1996(Lot 149);and
deed recorded in Book 668 at Page 414 from Crescent Land&Timber Corp.and dated September
• 16,1981(Lot 148). By deed dated April 29,1998,Fred W.Klein conveyed all of his interest in Lot
148 to Gene R.Klein.
The property hereinabove described was acquired by Grantor,by instrument recorded in Deed Book 1084 at Page 0042
in the office of the Register of Deeds for Iredell County.
The property herein conveyed does not include the primary residence of Grantor.
A map showing the above-described property is recorded in Map Book 14 at Page 22.
TO HAVE AND TO HOLD,the aforesaid lots or parcels of land and all privileges and appurtenances thereto belonging
to the Grantee in fee simple.

And the Grantor covenants with the Grantee,that Grantor is seized of the premises in fee simple,has the right to convey
the same in fee simple,that title is marketable and free and clear of all encumbrances,and that Grantor will warrant and
defend the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter stated. Title to
the property hereinabove described is subject to the following exceptions:
1. Ad valorem taxes for the year of conveyance and all subsequent years,not yet due and payable.
2. All valid easements,restrictions and encumbrances appearing in the public records.
3. All matters that would be revealed by an accurate and current physical survey of the property.
