convey unto the Grantee in fee simple all that certain lot or parcel of land situated in the City of
Salisbury, Salisbury Township, Rowan County, North Carolina and more particularly described
as follows (the "Property"):

With respect to the 50% undivided interest vested solely in James E. Epting, upon his death on
August 22, 2018 (See Rowan County Estate File No. 18-E-983), and pursuant to the Last Will
and Testament of James Edward Epting, the Property was devised to his heirs, Andrea Epting
Powell, James Edward Epting, Jr., Amanda Snipes Spencer, and Lauren Hope Snipes Collins.
All or a portion of the property herein conveyed ! includes or X does not include the primary
residence of a Grantor.
The Property herein described was acquired by Grantor by that certain Executor's Deed
recorded in Book 624, Page 951 and that certain General Warranty Deed recorded in Book
1280, Page 358, both in the Rowan County Register of Deeds. See also that General Warranty
Deed recorded in Book 750, Page 601 and General Warranty Deed recorded in Book 1273,
Page 302, both in the Rowan County Register of Deeds.
A map showing the above described property is recorded in Plat Book , Page
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor has done nothing to impair such title
as Grantor received, and that Grantor will warrant and defend the title against the lawful claims
of all persons claiming by, under or through Grantor except for the exceptions hereinafter stated:
