The project has been revised to have l 6 lots, each with a minimum of 40,000 sf of area as is required in the WSII watershed area. We have forwarded a copy of the plan to Franklin County for review and are currently awaiting a response from our soil consultant regarding the feasibility of each lot for subsurface waste disposal systems. Initial information indicates that at least one lot will need to be dropped due to insufficient quantity of suitable soils. We have calculated the impervious surface arc for the project based on 16 lots. The site area is 17.56 acres, and the allowahle limit of impervious area is 12%. This allows a total impervious area of '. l t17? acres (91,79.63 sf), of which 1.14 acres (49,658.40 sf) is accounted for in ruad~~~ays. "l~he remaining 0.9772 acres (42,131.23 sf) is divided into the 16 lots, allowing 0.061 1 acres (2,660.42 sf) per lot. Since the development is not yet constructed, we do not know exactly how the impervious area will be used. Some lots may elect to have a longer driveway and a smaller house, other may elect the opposite. Each lot may only have the allotted amount of impervious area, and these quantities will be indicated on the recorded subdivision plan. 2. Our wetlands consultant, Mr. Jay Keller of Keller Environmental has discussed this issue with the State Stormwater Permitting Unit. It is our understanding that Franklin County administers the permitting for this item. The plans have been approved by Franklin County; however we have submitted to them a revised plan showing the anticipated 16 lots. 3. Our consultant has indicated that since our nitrogen loading is below 3.6 Ibs/ac/year, we do not need to provide diffuse flow measures into the riparian buffer. Erosion control measures will be provided during construction and all roadside ditch water will he conveyed in grassed swales.
