Springhill single-family residential subdivision is located immediately west of the project area. Park Grove single-family residential subdivision is located across Old Powell Road to the south. Vacant land abuts the property to the east and northeast, zoned for general commercial (potential future shopping center). A commercial distribution building (Aramark uniform services) exists immediately to the north at (4805 Wade Nash Rd). Various other rural single family lots and highway related businesses exist along NC55 highway / N. Broad Street. 4b. This impact is labeled on the plans at 0.0002 acres, but rounded up in the table above to 0.001 acres. Impact W7(Sheet7) are labeled on the plans as "temporary", but listed in the table above as "permanent". They will be restored to grade, and reseeded with a wetland seed mix But, they will be maintained as an herbaceous wetland, and not allowed to grow back up to be a forested wetland. This maintenance corridor is necessary to protect and maintain the aerial sewer line. We understand that this is considered a permanent impact, but not a permanent loss. Mitigation is not proposed as the total permanent wetland impacts for the project have been minimized to only 0.085 acres (less than 1 /10th acre). 3. Stream Impacts 31. The project engineer presented it this way on the plans, and we felt it was fine its pretty evident that it would not trigger mitigation. Specifically describe measures taken to avoid or minimize the proposed impacts in designing the project: S&EC delineated the wetlands, streams and buffers and obtained agency verifications early in the site planning process. The project engineer used this information to avoid and minimize impacts to these areas as much as possible. The proposed road crossing as aligned to cross at an epsting +/- 20' piped section of stream. tb. Specifically describe measures taken to avoid or minimize the proposed impacts through construction techniques: The project will obtain an erosion & sediment control (E&SC) / land disturbance permit Mich will include E&SC devices such as silt fencing, sediment basins, etc. to protect downstream waters during construction. A post construction stormwater management plan will be approved for the project to help protect downstream waters post -construction. 2.
