THAT FOR AND IN CONSIDERATION of the sum of Ten Dollars
($10.00), paid to the GRANTORS by the GRANTEE, the receipt of which
is hereby acknowledged, the GRANTORS have bargained and sold, and
by these presents do hereby bargain, sell and convey unto the
GRANTEE, its successors and assigns, those certain tracts or
parcels of land lying and being situate in Wilson and Saratoga
Townships, Wilson County, North Carolina, and more particularly
described as follows:

Containing 789.43 acres (exclusive of highway rights of way),
located in Wilson Township, Wilson County, North Carolina, and
being shown upon a plat entitled "Property of T. A., U. H., Jr.,
& S. M. Cozart" recorded in Plat Book 3, Page 137, Wilson County
Registry, and being the very same property described in a deed of
correction from Graham Woodard and wife, Mamie E. Woodard, to S.
M. Cozart dated January 19, 1942, and recorded in Book 268, Page
632, Wilson County Registry. See also deed from Graham Woodard and
wife, Mamie E. Woodard, to S. M. Cozart, dated December 10, 1941,
and recorded in Book 268, Page 564, Wilson County Registry.
TOGETHER WITH a 3.2 acre tract described in a deed of exchange
from Charlotte I. Thompson (widow), et al, to U. H. Cozart, Jr.,
S. M. Cozart and Doris Cozart Schaum, dated April 5, 1951, and
recorded in Book 425, Page 309, Wilson County Registry; and,
SAVE AND EXCEPT a 2.2 acre tract described in a deed of
exchange from U. H. Cozart, Jr. and wife, Janet R. Cozart; S. M.
