Technology, argh! Yes, stormwater runoff from the proposed development will be directed to the stormwater pond. However, it constitutes half of the existing pond’s watershed. The portion of the property between the proposed development and the existing housing development to the west will remain undeveloped. This area and the adjacent developed watershed will continue to drain to the pond. We looked very hard at trying to avoid or reduce the amount of tributary proposed to be filled, but it runs at an angle through the footprint and the grading required for the multi-family prevented it. The original site plan had upwards of 200 linear feet impacted. A retaining wall was added to minimize the impact to the channel. It was reduced to just under 150 linear feet, but since the future road crossing would exceed the threshold for mitigation, which required mitigation for the proposed impact, a few extra feet were added back for constructability. You are correct that the project does not involve any culverts since it is fill. Laserfisch isn’t cooperating. 1 Based on what I can tell, it seems all stormwater runoff is going to the pond, so that the existing ponds watershed is being diverted Also the trib by the SW pond is being filled. Is it not possible to adjust /slide the building, move the SW bmp etc. to avoid that impact. They are maximizing, but staying below threshold. I would send you a visual, but for above. Are the impacts just fill?
