This site is 25+ acres located on the county line of Burke and McDowell Counties with a total shoreline of 2,752 LF on Lake James. We plan to use this property referred to as Camp Lake James for use by the general public as well as by Crescent Communities property owners. This property will be home to a pool, clubhouse, tennis courts, basketball area as well as an expedition center to be used to coordinate walking excursions and various nature activities, etc. There will be a full time activities coordinator as well as staff to coordinate other activities. Membership to Camp Lake James will be open to the public in conjunction with a joining fee. The enclosed FERC plan shows two locations where we would like to have day use slips. One of these is located on the McDowell side and the other is on the Burke County side. We are requesting permission for 10 day use slips to be used by all those coming to the Camp by boat during the day. There will be no stabilization associated with these tie- ups. As part of Camp Lake James, we have set aside buffers along the shoreline that vary from 65' to 100'. These buffers will maintain the camps natural and wooded state. We anticipate that access to the Camp will be by water as well as by road. Application is being made to Duke Power Company for the required FERC permit to construct these boatslips.
