Driftwood Lane intersects McDowell Rd in the town of Mills River. A road has previously been rough graded within the existing road right-of-way with some storm drainage culverts installed. The site is currently primarily wooded, except for the existing overgrown soil road bed. The Cottages at Stone Creek property consists of type C soils and does not fall within a FEMA floodplain per Map #3700963200J, dated 10/02/2008. Stormwater Design Description Per NCDNER stormwater regulations, this site will not be required to provide SCM’s to control post-development stormwater runoff rates. We are proposing that stormwater runoff will be captured in grassed road side ditches, and will be directed to driveway culverts and ultimately a sub-surface storm drainage system. The proposed storm drainage system is broken up into two separate drainage areas and will discharge in separate locations to match current field conditions. Erosion Control Design Description The project will consist of approximately 6.23 acres of disturbance for the 12.08 acre site. In order to prevent off-site erosion and sedimentation, we are proposing two temporary sediment basins (TSB 1 & 2), silt fence, concentration flow outlets, inlet protection, check dams, and a
