The property has an approximate latitude and longitude of 34 ° 16'49" N, 77 ° 51'48" w and drains to Smith Creek which has a stream classification of C?Sw (18-74-63) and is within the Cape Fear River Basin. The private development will consist of 318 apartment type units (288 1-2 bedrooms and 30 3- bedroom) units along with clubhouse and pool. The total wastewater generated by the project will be 81,050 gpd per the corresponding use table. The private line lengths are as follows: 1,995 LF of 8" gravity sewer. The public portion of the project will modify the gravity sewer near Gordon Road to serve a future mixed use lot that fronts Gordon Road. The lot is 1.289 acres, therefore, a flow allocation of 1,135 gpd is shown. The public line lengths are as follows: 867 LF of 8" gravity sewer. The project contains gravity lines and manholes which are within 50' of wetlands. The plans require and show pipe materials and testing to meet watermain standards and for manholes to be fully lines with waterproof material and vacuum tested for these sections.
