Project summary 'lfie applicant is proposing to develop a 64 acre tract of land into a 41 lot subdivision, with common area, boat basin, pier and bulkhead. Fhvironn-enta 1 sett. The applicant owns a 64 acre tract of land in Beaufort County adjacent to the Pungo Creek. The property which is a mixture of agricultural lands, high wooded areas, coastal wetlands, and wooded swamp wetlands, has an overall elevation of + 5.5' al.)ove, the normal water level. The coastal wetlands on the property are located in a fringe along Pungo Creek and along a small gut adjacent to the proposed common area. Wetlands present are Juncus roemerianus, artina cynosuroides, and a mixture of other species. The majority of the property has been cleared for agriculture. The applicant has had plans to develop the tract into a subdivision for several years. Already located on the property is a single family dwelling which is under construction, a previously permitted boat basin, and a series of gravel roads. Project Proposal The applicant is proposing the following: (1) The subdivision of 64 acres of land into 41 lots on which there will be 41 single family dwellings which will be served by septic tank sewage disposal systems. Each lot will have an average size of 0.82 acres. Each lot will be served by an individual well. (2) 291e excavation of a 190' long by 50' wide by -4.5' deep at NWL boat basin. (3) The construction of + 600' of wooden bulkhead, of which + 70' will be constructed along Pungo Creek and the remainder within the boat basin. Environmental impact The project as proposed should have a minimal environmental impact. No wetland vegetation will be excavated or filled. An accurate work plat (including plan view and cross sectional drawings) drawn to scale in black ink on 8 % x 11 white paper. (Refer to Coastal Resources Commission Rule 7).0203 for a detailed description.) Please note that original drawings are preferred and only high quality copies will be accepted. Blue-line prints or other larger plats are acceptable only if 16 high quality copies are provided by the applicant.
