This application is based on Duke Energy and Federal Energy Regulatory Commission guidelines for six (6) commercial residential community cluster docks accommodating forty-eight (48) watercrafts, associated dredging, shoreline stabilization, boat ramp, launch assist dock and a canoe dock. The community dock is to be located on Lake Wylie, Mecklenburg County, North Carolina. The purpose of this facility is to provide boating access to Lake Wylie for the residents of The Vineyards, a residential development. The community docks will be configured in accordance with the enclosed drawings. The docks will be commercial quality utilizing a galvanized steel truss system, decked with composite decking and floated using poly-encapsulated floatation. The dock will be moored in place using telescopic steel pilings. We have enclosed a project summary, drawings and maps pertinent to this project. GPAL/LAKEMGMT/LMPPM/DIRECTIONS.DOC Effective Date: 11/15/98 THE VINEYARDS RESIDENTIAL MARINA PROJECT SUMMARY The applicant is proposing the installation of a Residential Marina adjacent to their property located in Mecklenburg County, NC, on Lake Wylie. The proposed facilities will provide recreational access to FERC Project 2232 for the residents of the Vineyards subdivision. The Vineyards subdivision is a residential community consisting of approximately 432 lots located on approximately 209 acres. Of the 3,463 feet of eligible shoreline, approximately 716 feet or 20.6% will be preserved. A 100-ft buffer will remain in place along the shoreline of the development. The facilities proposed for installation within the reservoir consist of six cluster docks, which will accommodate a total of forty-eight (48) watercraft, a canoe dock, and a concrete boat ramp with a launch assist dock. Parking for 82 vehicles will be located adjacent to the marina clusters. The docks will be accessed via a land bridge (pier) constructed of a pressure treated wood frame structure with TREX decking. An aluminum ramp will be used to transition from this structure to the floating docks. The floating docks will be constructed of a commercial quality hot dipped galvanized angle braced steel truss system, with encapsulated floatation billets. To provide boating access to the above docks, we propose to excavate approximately 3,400 cubic yards of accumulated sediment from Lake Wylie. This material will be deposited on upland property owned by the developer. The project also proposes to stabilize approximately 1,625 feet of Lake Wylie shoreline. The shoreline will be stabilized using Class B Riprap. The stabilization will be placed at each cluster dock location. This project is shown on the attached drawings.
